Also included is a topographical printout from the Franklin County Auditor's Office. These two graphics locate the property and delineate major characteristics of the site. The site is an irregular rectangle totaling 14.114 acres. The 1-270 frontage is about 600' and the depth along Rings Road about 900': The site is essentially flat with a gentle - slope to the east. The site is of a shape that will permit efficient development with an infinite number of variations. With the exception of the portion located within the elevated roadway for the Rings Road right-of-way there are no known physical factors that interfere with full use of the site,. The primary attributes of the site are its 1-270 freeway frontage and a location near to the Tuttle Crossing interchange. It can be anticipated that the ultimate user of this site will seek to exploit this exposure, probably with freeway-oriented office or corporate office uses such as are located to the north, the south and to the west, across 1-270. These uses may include, but are not limited to, general office uses, corporate headquarters office, hotels/motels and major institutional uses. It is anticipated that the site will develop with one large user, but, multiple users or .~>""'" combinations with adjoining parcels are possible. -p.,.,* B) Provision of Water and Sanitary Sewer, etc. Water service will be accessed from the water line that is located along the northern edge of the site in the Rings Road right-of-way. Sanitary sewer service will be accessed from the trunk line located along the north side of Rings Road, to the north of the site. Surface drainage is to be determined. The Cramer Ditch, a major drainage outlet, is located along the north side of Rings Road to the north of the site. C) Traffic Circulation, etc. The site has frontage on, and access to, one public roadway, Rings Road. It is presently anticipated that one full service curb cut on Rings Road will adequately service the site. The curb cut will probably be located in the northeast portion of the site due to the rise in elevation of Rings Road as it crosses 1-270. The "ramp" for the Rings Road/I-270 bridge is long and has excellent visibility. Clear site distance exists from the eastern edge of the bridge east to the site's eastern boundary, about 900'. D) Proposed Schedule of Site Development, etc. It is anticipated that if the site develops with a single user there will be a single phase of construction. If more than one user is involved it is anticipated that a single phase for each user will occur. E) Relationship to Existing and Future Development in Surrounding Area, etc. To the greatest degree possible, this text seeks to make this site subject to the same goals, restrictions, and quality assurances as the Tuttle Crossing development to the south and across 1-270 to the west. The development standards of Tuttle Crossing Subarea A are largely carried over -,,~ into this text. The goal is to encourage development of this site as a visually integral part of the Tuttle Crossing development and complimentary to the Ashland corporate park to the ~-~-"'" north. The Subarea A permitted uses are uses that can be expected to fit in well with adjoining uses in all directions. F) Evidence of Control, etc. The applicant is the owner of the land and has full control over it. It is anticipated that actual development will occl;lf by an end user. G) Deed Restrictions. Deed restrictions, if any, will be filed at the time of conveyance of the property to an end user(s). H) Development Standards Text General 1) It is the intent of the developer to create a unified, high quality office park development. 2) Mid rise, signature type offices with parking structures will be promoted along freeway frontage. 3)) Building elevations, plans and materials will be submitted for approval as part _;;k._"'!t of the Development Plan in order to ensure that the quality standards required by this text have been met. iIIIl't"'c-;ijj 4. The same palette of landscaping materials will be utilized in a similar design manner as in the Tuttle Crossing development to ensure a coordinated landscaping treatment. 5) All site planning will be done in a manner consistent with prudent planning principles and practice. - 6) If these standards conflict in any way with the City of Dublin Codified Ordinances, then the Planned Commerce District shall prevail. Dublin Zoning Code standards shall be applicable for matters not covered in this document. Permitted Uses The following uses are pennitted: .. The higher density will offset cost needed to create parking structures, therefore, promoting open space other than parking lots. y ard and Setback Requirements 1) Setback along 1-270 shall be 50' for all parking areas and 75' for buildings. 2) Side yards shall be 25' for pavement and buildings. 3) Rear yards shall be 25' for pavement and buildings. 4) All other publicly dedicated streets shall have a 25' pavement setback and a 50' building setback. 5) Total ground covered by all buildings, excluding parking garages, shall not exceed 25% of the total area. However, parking areas, garages and buildings shall cover no more than 70% of the total lot area. Hei~ht Requirements 1If'","P'f1I The maximum height for structures shall be measured per the Dublin Zoning Code <04>;', and have a maximum height limitation of 100'. The maximum height may be extended if the structure is set back from both 1-270 and Rings Road rights-of-way an additional 2' beyond the required setback for every 1 foot of height above the 1 00' maximum. A minimum height of two stories shall be required for all primary structures. Parkin~ and Loadin~ - 1. Sizes, ratio, and type of parking and loading and other facilities shall be regulated by Dublin Code Chapter 1193. 2. Bank drive-thru uses subject to conditional use provisions of Dublin Code 1159.02. 3. All loading docks shall be screened according Dublin Code Chapter 1187. Stora~e and Equipment 1. No materials, supplies, equipment or products shall be stored or permitted to remain on any portion of the parcel outside of permitted structures. 2.
