AN ORDINANCE WAIVING THE DUBLIN PORTION
OF SEWER AND WATER TAP FEES AS AN
ECONOMIC DEVELOPMENT INCENTIVE FOR
AN OFFICE BUILDING PROJECT UNDER
CONSTRUCTION IN THE CITY OF DUBLIN
AND APPROPRIATING FUNDS TO REIMBURSE
THE SEWER AND WATER FUNDS
WHEREAS, the City of Dublin has adopted an Economic Development Strategy which
targets certain types of desirable office development as being in the City's best interest;
and
WHEREAS, the City of Dublin has entered into a Tax Increment Financing Agreement
with Duke Associates for the purpose of encouraging that firm to construct a 100,000 sq.
ft. office building on the west side of 1-270 just south of Rings Road; and
WHEREAS, the original commitment of the primary tenant of the 100,000 sq. ft. office
building, John Alden Life Insurance Company, had previously committed to utilize
60,000 sq. ft. of that building for its regional headquarter facilities, with the remainder
of the building to be leased by Duke Associates; and
WHEREAS, John Alden Life Insurance Company has now committed to fully lease the
entire 100,000 sq. ft. facility in exchange for certain inducements related to the waiver
of utility tap fees;
NOW, THEREFORE, BE IT RESOLVED, by the Council of the City of Dublin, State
of Ohio, S of the elected members concurring:
Section 1: That the Dublin City Council hereby agrees to waive the Dublin portion of
the water and sewer tap fees for this 100,000 sq. ft. building to be leased by John Alden
Life Insurance Company.
Section 2: That the Finance Director is hereby authorized to reimburse the sewer and
water funds from the General Fund in accordance with our existing rate structure.
Section 3: That the, be appropriated from the unappropriated balance in the General
Fund the amount of 70. d60,c1Jfor the purpose of reimbursing the Water and Sewer

Funds for the utility tap fees that were waived for this 100,000 sq. ft. building.
Section 3: That this Ordinance take effect and be in force from and after the earliest
period allowed by law.
