Office Building and drive up bank location be rezoned to allow a suburban office PUD,allowing a 3,192 sq.ft. health reletated pharmacy to support the now present medical/dental complex,Ohio State university Hospital ,Internal Medicine and Stoneridge Womens Health Center (OB/Gyn) along with the proposed Pediatric and Dental offices. The owners have consulted with the Village of Dublip Planning Staff, and they feel that making an application for a PUD district is in the best interest of the Village and the owners. A reaffirmation of the roadway commitment. 2. Signage for the drug store to be compatible in terms of design, size and area with the rest of the building tenants. Mr. Grace added that in making this recommendation he shares the concerns of some of the other Commission members regarding the requested use. He agrees with the applicant that the pharmacy is an appropriate use with the other medical related tenants under lease and, for this reason, feels the approval of the application is appropriate. He added that the Commission will be watchful over the signage and over the leasing of the balance of the building. Rezoning Application Z88-{)11 - stoneRidge Office Center A. The site is located on the south side of S.R. 161 :inmediately opposite David Road. It contains the StoneRidge office building which is in part leased to physicians and is in part still vacant. The land was zoned into the SO, Suburban Office and Institutional District several years ago. The plan previously presented in- dicated a bank to be located at the northeast comer of the site, and although the bank is not built, the plan has not changed. The applicant in recent months applied for a use variance to establish a phannacy wi thin the office building. That application was denied, and the combination of office and phannacy uses is being pursued in this requested rezoning to t..~e' POD, Planned Unit Development District. B. The proposal is simply to pennit a phannacy of up to 3200 square feet to be established within the existing office structure, along with the continuation of all e:dsting 50, Suburban Office and Institutional rights. The applicant made the conmi tment to con- struct the section of StoneRidge Lane (the east-west service road which will eventually connect Martin road with S.R. 161) behind his building during the initial zoning approval process. His road road carrnitment will remai..'1. with this rezoning. There is still land to the south which can be developed as well as the bank site out front. C. The Staff opposed the use variance application on the basis that it v..Duld establish a dangerous precedent and that the Dublin Zoning Code has several districts designed to accamroate mixed use developments. While the POD is fairly cumbersorre district, Staff believe that this is the appropriate mechanism.
