U. D. - "PLANNED UNI T I DEVELOPMENT" OF APPROX. 14 ACRES LOCATED ON THE NORTHEAST CORNER OF POST AND COFFMAN ROADS. NOW, THEREFORE, BE/IT ORDAINED by the Council of the Village of Dublin, State of Ohio, ~ of the elected members concurring: SECTION 1. That the following described real estate (see legal de- scription attached as Exhibit "A") situated in the Village of Dublin, State of Ohio, is hereby rezoned to the P.U.D. "Planned Unit Develop- ment" zoning district and shall be subject to regulations and pro- cedures contained in Ordinance #21-70, the Village of Dublin Zoning Code, and amendments thereto. ' SECTION 2. The application, Exhibit "B", the list of contiguous property owners, Exhibi t "C", the location plat, Exhibit "D", and the recommendation of the Planning and Zoning Commission, Exhibit "E", are all, incorporated into and made an official part of this ordinance and said real estate shall be developed and used in accordance therewith. SECTION 3. The joint public hearing of Council and the Planning and Zoning Commission is hereby established as August 18, 1980 at / 7:30 p.m. I SECTION 4. Grabill & Co., Realtors 220 West Bridge Street Dublin, Ohio 43017 Pate: September 9, 19BO To: Members of Dublin Village Council Planning & Zoning Commission , Dear Sirs: .", Enclosed please find the following information pertaining to your Zoning Ordin- ance Regulations No. 450-062 "Contents of Preliminary Development Plan", for our proposed Willow Grove Condominium project located at the Northeast corner of Post and Coffman Roads. 1.) North point and scale (see attached drawings). 2.) Entire 14.0t acre site to be used as residential with a total density in the Development Plan not to exceed 112 units. Dwelling unit types to be 2 and 3 bedroom, 2-story and l~-story condominium homes. Density of the subject parcel shall be eight units per gross acre. 3.) A southern portion of the site being a 4.50 acre tract designated as open space to be owned and maintained by the proposed Condominium Owners' Associa- tion. (See attached drawings.) 4.) Water service is provided by an existing 16" water line located on the west side of and running parallel to Coffman Road. Sanitary sewer service is provided from an existing 24" sanitary line running through the property parallel to Post Road. Surface drainage to run off to South Fork Indian Run Creek, excess storm water to be controlled by storm water retention I ponds as indicated on drawings, to be approved by Village of Dublin Engineer. 5.) All streets on the property shall be privately owned and maintained. A 1 cop road will be constructed to serve the property for ease of traffic flow and fire protection. The northern most entrance to the property (see drawin~s) shall serve as the main entrance, with initial construction planned to begin at this entrance. 6.) The proposed schedule of site development calls for installation of Phase I as per attached drawings with construction of 36 units to begin in mid-19Bl.' All roads, utilities, and site work necessary for Phase I will be installed as well as initial storm water retention areas serving the affected areas of the site. The two existing dwellings will be removed during construction of Phase I's site work and extensive landscaping and screening along Coffman Road will be completed during Phase l's construction. Great care is being taken to work with the existing terrain and utilize as a natural greenbelt amenity the stream area to the south of this parcel. All major trees that are possible to save will be preserved and a Significant number of new trees and p1antings will be added to the project. - ., ~ , , . .,. . 7.) Relationship to existing land use is as follows: To the North by Dublin High School and a one acre out parcel, to the East by Dublin High School Football Stadium and the 1-270 Outerbelt, to the South by single family residences (intent may eventually be to use the south and southwest quadrants as Commercial/Limited Industrial), to the West by the Dublin Village Municipal Building and Coffman Municipal Park. , 8.)
