II WHEREAS, the City of Dublin intends to improve Metro Place South and the Frantz

II WHEREAS, said improvement will require the City of Dublin to obtain a temporary
II construction easement, in and to the premises described in the attached Exhibit "A" located
Ii in the City of Dublin, Franklin County, Ohio.

II Section 1. Council considers it necessary and declares its intention to appropriate, for
ii the purpose of improving Metro Place South and the Frantz Road intersection, a temporary
Ii construction easement in and to the premises located in the City of Dublin, Franklin

DESCRIPTION OF TEMPORARY CONSTRUCTION EASEMENT FOR
FRANTZ ROAD/METRO PLACE SOUTH
Situate in the State of Ohio, County of Franklin, City of Dublin and being part of Virginia
Military Survey 2419 and being a strip ofland, on, over and across the 1.430 acre tract conveyed
to The Arlington Company by deed of record in O.R. 11968 E04, records of the Recorder's
Office, Franklin County, Ohio and being more particularly described as follows;
Being a parcel of land lying along the northerly side of the centerline of Metro Place
South, located within the boundary points of Parcel 7T as delineated upon the City of Dublin's
Right-of-Way plan of Frantz Road and Metro Place South prepared by R.D. Zande and
Associates, Inc. in 1998, and being more particularly described as follows;
Beginning at a point on a curve in the existing northerly right-of-way line of Metro Place
South (being 60.00 feet in width) at a common corner of Lot 7 and Reserve "C" of
METRO CENTER of record in Plat Book 55, Page 8, being the southeasterly corner of said 1.430
acre tract; said point being 30.00 feet left of centerline station 17+23.25;
Thence the following two (2) courses and distances along said existing northerly right-of-
way line of Metro Place South and the southerly line of said 1.430 acre tract:
1. Thence with a curve to the left having a radius of 1030.00 feet a central angle of
13055' 26", a chord bearing ofS 71044' 36" W, a chord distance of249.69 feet to a
, point of reverse curvature;
2. Thence with a curve to the right having a radius of 620.00 feet, a central angle of 070
04' 21", a chord bearing of S 680 19' 03" W, a chord distance of 76.48 feet to a point
being 30.00 feet left of centerline station 14+00.00; .
Thence the following eleven (11) courses and distances across said 1.430 acre tract;
1. Thence N 570 06' 33" E, a distance of 77.02 feet to a point being 45.00 feet left of
centerline station 14+80.23;
2. Thence N 800 19' 42" E, a distance of 21.33 feet to a point being 39.49 feet left of
centerline station 15+00.00;
3. Thence N 040 30' 48" E, a distance of 17.63 feet to a point being 55.00 feet left of
centerline station 15+08.00;
4. Thence N 670 25' 55" E, a distance of 39.03 feet to a point being 55.00 feet left of
centerline station 15+45.00;
5. Thence S 400 36' 44" E, a distance of 15.89 feet to a point being 40.00 feet left of
centerline station 15+50.00;
6. Thence N 590 22' 42" E, a distance of 53.19 feet to a point being 50.00 feet left of
centerline station 16+00.00;
7. Thence N 790 43' 17" E, a distance of 63.17 feet to a point being 43.00 feet left of
centerline station 16+60.00;
8. Thence N 170 06' 21" E, a distance of 19.99 feet to a point being 60.00 feet left of
centerline station 16+70.00;

11. Thence N 800 09' 05" E, a distance of 13.71 feet to a point in said common line of
said Lot 7 and Reserve "D", and the easterly line of said 1.430 acre tract, and being
39.11 feet left of centerline station 17+23.18;
Thence S 110 45' 48" E, a distance of 9.11 feet along said common line of Lot 7 and
Reserve "D" and the easterly line of said 1.430 acre tract to the Point of Beginning, containing
0.123 acres, more or less, being subject to all easements and restrictions of record.
The bearing datum of the afore described parcel is based upon the State Plane Grid
Bearing of N 600 12' 54" E, from the Ohio Coordinate System, South Zone, NAD83, as
determined by GPS measurements between R.D. Zande and Associates traverse point 1002 and
National Geodetic Survey Station "Frank 73".
