TIBERI AND BETTY ANN TIBERI, LOCATED ON THE WEST !
SIDE OF COFFMAN ROAD, IN THE CITY OF DUBLIN, COUNTY
OF FRANKLIN, STATE OF OHIO.
WHEREAS, the City of Dublin is preparing to improve and widen
Coffman Road; and,
WHEREAS, said improvement will require the City of Dublin to !
obtain a temporary construction easement and a fee simple
interest in and to the premises described in the attached
Exhibits "A" and "B", located in the City of DUblin, Franklin
County, Ohio.
NOW, THEREFORE, BE IT RESOLVED by the Council, of the City of
DUblin, state of Ohio, ~ of the elected members
concurring that:
Section 1. Council considers it necessary and declares its
intention to appropriate for the purpose of improving and
widening Coffman Road, a temporary construction easement and
a fee simple interest in and to the premises located in the
City of Dublin, Franklin County, Ohio, and more fully
described in the legal descriptions attached hereto as
Exhibits "A" and "B".
Section 2. The City Manager is hereby authorized to cause
written notice of the passage of this Resolution to be served
upon the owners and persons in possession or having an
interest of record in the above-described property. This
notice shall be served according to law.
Section 3. This Resolution shall take effect and be in
force from and after the earliest date permitted by law.

Description of Temporary Construction Easement
Situated in the State of Ohio, County of Franklin, City of Dublin and being 0.034
acres out of Lot 1, Shannon Park Section 1 as recorded in Plat Book 54,at page 72 & 73,
as conveyed to Louis E. & Betty A. Tiberi, as recorded in Official Record 08283-103
,Franklin County Recorders Office. Said 0.034 acres being more particularly described as
follows:
Beginning at the northeast comer of said Lot 1, said point also being on the
westerly right-of-way line of Coffman Road (40.00 feet left of Station 230+36.53);
Thence SlOo-47'-25"W, along the east line of said Lot 52 and said westerly right-
of-way line, for a distance of 122.15 feet to a point (40.00 feet left of Station 229+ 14.38) ;
Thence S550-55'-20"W for a distance of35.47 feet to a point on the north right-
of-way line of Ross common Road also being a point of curvature (65.00 feet left of
Station 228+91.74) ;
Thence, with said north right-of-way line and a curve to the left having a radius of
1025.00 feet, an arc length of 11.41 feet, whose chord bears N790-32'-47"W for a chord
distance of 11.41 feet to a point (76.00 feet left of Station 228+89.29) ;
Thence N550-55'-20"E for a distance of37.45 feet to a point (50.00 feet left of
Station 229+ 15.71) ;
Thence N 1 0 0 -47' - 25"E for a distance of 119.90 feet to a point on the north line
of said Lot 1(50.00 feet left of Station 230+35.61);
Thence S84 0 -27' -02"E, along said east line of said Lot 1, for a distance of 10.04
feet to the Point of Beginning, containing 0.034 acres ofland, more or less. Subject to all
easement, right-of-way and restrictions of record.
The above described acreage is contained in Auditors Parcel 273-001198.

Situated in the State of Ohio, County of Franklin, the City of Dublin and being 0.004 acres
out of Lot 1 of Shannon Park Section 1 (plat Book 54, Page 72 and 73) as conveyed to Louis E.
& Betty A. Tiberi in Official Record 08283-103 of the Franklin County Recorder's Office. Said
0.004 acres being more particularly described as follows:
Beginning for reference at the centerline intersection of Coffinan Road with Rosscommon
Road (Station 228+66.74), thence, NlOo-47'-25"E a distance 50.00 feet to a point, thence, N79O-
12'-35"W a distance of 40.00 feet to the TRUE POINT OF BEGINNING in the westerly right-of-
way line of Coffin an Road, the easterly line of said Lot 1 (40.00 feet left of Station 229+16.74);
Thence, with said westerly right-of-way line of Coffman Road, the said easterly line of Lot
1, and with a curve to the right having a radius of25.00 feet, and arc length of 39.43 feet and
whose chord bears S550-55'-20"W a chord distance of35.47 feet to a point in the southerly line
of said Lot 1, the northerly line of said Rosscommon Road (65.00 left of station 228+91.74);
Thence, N550-55'-20"E a distance of35.47 feet to the TRUE POINT OF BEGINNING
and containing 0.004 acres ofland, more or less, of which the present roadway occupies 0.00
acres. Subject to all easements, restrictions and rights-of-way or record.
