TEMPORARY CONSTRUCTION EASEMENT AND A 0.004 ACRE
FEE SIMPLE INTEREST IN PROPERTY OWNED BY PAUL G. I
POWELL AND DEBORAH A. POWELL, LOCATED ON THE WEST I
SIDE OF COFFMAN ROAD, IN THE CITY OF DUBLIN, COUNTY I
OF FRANKLIN, STATE OF OHIO.
I: WHEREAS, the City of Dublin is preparing to improve and widen
. Coffman Road; and,
Ii WHEREAS, said improvement will require the City of Dublin to
il obtain a temporary construction easement and a fee simple
I, interest in and to the premises described in the attached
Ii Exhibits "A" and "B", located in the City of Dublin, Franklin
i' County, Ohio.

Ii NOW, THEREFORE, BE IT RESOLVEJl;bY the Council, of the City of

il Section 1. Council considers it necessary and declares its
Ii intention to appropriate for the purpose of improving and
II widening Coffman Road, a temporary construction easement and
Ii a fee simple interest in and to the premises located in the
:1 City of Dublin, Franklin County, Ohio, and more fully
!I described in the legal descriptions attached hereto as
i Exhibits "A" and "B".

Ii Section 2. The City Manager is hereby authorized to cause

II written notice of the passage of this Resolution to be served
I! upon the owners and persons in possession or having an

Description of Temporary Construction Easement
Situated in the State of Ohio, County of Franklin, City of Dublin and being 0.028
acres out of Lot 52, Shannon Park Section 1 as recorded in Plat Book 54, at page 72 &
73, as conveyed to Paul G. & Deborah A. Powell, as recorded in Official Record 6280-
E13, Franklin County Recorders Office. Said 0.028 acres being more particularly
described as follows:
Beginning at the southeast corner of said Lot 52, said point also being on the
westerly right-of-way line of Coffin an Road (40.00 feet left of Station 227+20.21) ;
Thence N84 0 -27' -02"W, along the south line of said Lot 52, for a distance of
10.04 feet to a point (50.00 feet left of Station 227+19.29);
Thence NI0o-47'-25"E for a distance of93.77 feet to a point (50.00 feet left of
Station 228+13.05);
Thence N340-15'-42"W for a distance of37.!3 feet to a point on the south right-
of-way line of Ross common Road also being a point of curvature (76.26 feet left of
Station 228+41.74) ;
Thence, with said south right-of-way line and a curve to the right having a radius
of975.00 feet, an arc length of 11.25 feet, whose chord bears S790-33'-09"E for a chord
distance of 11.26 feet to a point (65.00 feet left of Station 228+41.74) ;
Thence S34 0 -15' -42"E for a distance of 3 5.36 feet to a point on the east line of
said Lot 52 also being the westerly right-of-way line of Coffin an Road (40.00 feet left of
Station 228+16.74);
Thence SlOo-47'-25"E, along said east line of said Lot 52 and said right-of-way
line, for a distance of94.17 feet to the Point of Beginning, containing 0.028 acres ofland,
more or less. Subject to all easement, right-of-way and restrictions of record.

ofland out of Lot 52 of Shannon Park Section 1 (plat Book 54, Page 72 and 73) as conveyed to

Office. Said 0.004 acres being more particularly described as follows:
... Beginning for reference at the centerline intersection of Coffman Road with Rosscommon
Road (Station 228+66.74), thence, with centerline of Coffman Road, SlOo-47'-25"W a distance
50.00 feet to a point, thence, N790 -12'-35"W a distance of 40.00 feet to the TRUE POINT OF
BEGINNING in the westerly right-of-way line of Coffman Road, the easterly line of said Lot 52
(40.00 feet left of Station 228+16.74);
Thence, N340-15'-42"W a distance of35.36 feet to a point in the northerly line of said Lot
52, the southerly right-of-way line of Rosscommon Road (65.00 left of Station 228+41.74);
Thence, with said northerly line of Lot 52, the said southerly right-of-way line of
