Ii A RESOLUTION OF INTENT TO APPROPRIATE A 0.022 ACRE
I TEMPORARY CONSTRUCTION EASEMENT IN PROPERTY OWNED
BY HOWARD J. ERISMAN AND CAROLYN J. ERISMAN,
LOCATED ON THE EAST SIDE OF COFFMAN ROAD, IN THE
CITY OF DUBLIN, COUNTY OF FRANKLIN, STATE OF OHIO.
WHEREAS, the City of Dublin is preparing to improve and widen
Coffman Road; and,
WHEREAS, said improvement will require the City of Dublin to
obtain a temporary construction easement in and to the
I premises described in the attached Exhibit "A", located in the
! City of Dublin, Franklin County, Ohio.
i NOW, THEREFORE, BE IT RESOLVED by the Council, of the City of
DUblin, state of Ohio, '7 of the elected members
concurring that:
Section 1. Council considers it necessary and declares its
intention to appropriate for the purpose of improving and
widening Coffman Road, a temporary construction easement in
and to the premises located in the City of Dublin, Franklin
County, Ohio, and more fully described in the legal
description attached hereto as Exhibit "A."
I Section 2. The City Manager is hereby authorized to cause
i written notice of the passage of this Resolution to be served
I upon the owners and persons in possession or having an
II interest of record in the above-described property. This
I notice shall be served according to law.
i Section 3. This Resolution shall take effect and be in
I '.

Description of Temporary Construction Easement
Situated in the State of Ohio, County of Franklin, City of Dublin and being 0.022
acres out of Lot 1 ofEarlington Village Section 1 as recorded in Plat Book 63
at page78 & 79 as conveyed to Howard 1. & Carolyn 1. Erisman, as recorded in Official
Record 14460-AI6, Franklin County Recorders Office. Said 0.022 acres being more
particularly described as follows:
Beginning at the southeast corner of said Lot 1, said point also being on the
westerly right-of-way line of Coffin an Road (40.00 feet left of Station 244+50.93) ;
Thence N84 0 -00' -OI"W, along the south line of said Lot I, for a distance of 6.02
feet to a point (46.00 feet left of Station 244+50.03);
Thence NlOo-47'-25"E for a distance of 149.97 feet to a point (46.00 feet left of
Station 246+00.00) ;
Thence N08 0 -19' -24"W for a distance of 18.32 feet to a point on the south right-
of-way line ofEarlington Parkway also being the north line of said Lot 1 and a point of
curvature (52.00 feet left of Station 246+19.70);
Thence with a curve to the right, having a radius of 25.00 feet, an arc length of
25.58 feet, whose chord bears SI80-34'-10"E for a chord distance of 24.48 feet to a
point on the south line of said Lot 1 and said westerly right-of-way line of Coffinan Road
(40.00 feet left of Station 246+00.00) ;
Thence SlOo-47'-25"W, along said east line and westerly right-of-way line, for a
distance of 145.45 feet to the Point of Beginning, containing 0.022 acres ofland, more or
less. Subject to all easement, right-of-way and restrictions of record.
The above described acreage is contained in Auditors Parcel 273-002937.
Stations and offsets used in this description are referenced to the proposed
centerline plat for Coffinan Road, Perimeter Drive, Post Road and Brand Road prepared
by John E. Foster and Associates, Inc.
Bearings used in this description are based on an actual field survey utilizing USGS
Monuments Britton, Davidson and Lincoln LeVee Tower by John E. Foster and
Associates, Inc. in May 1989.
