07-60 Ordinance - ORDINANCE NO. . O?-~D VILLAGE OF DUBLIN, OHIO. Amending Section 2 (a) of Article 1, of Zonin~ Ordinance Number 3-54 with respect to minimum sizes of one and two family dwellings within the residential district. WHEREAS, The Planning Commission of the Village of Dublin, Ohio, having submitted the proposed modification amendinb Section 2 (8) of Article 1, of Jrdinance Number 3-54, and the said Planning Commission having unanimously ,. . recommended the followins change and Council having oet the matter dOt~ for public hearing after thirty (30) days notice, and WHERE.\S, said proposed hearing was held on the 13th day of June, 1960, THEREFORE: Be It Ordained by the Council of the Village of Dublin, Ohio: SECTION 1. That Section 2 (a) of Article 1 of Ordinance Number 3-54 be and the same hereby is amended to read as follows: If Section 2 (a). In the Residential District one snd two family dwellin~ ~ houses only, with necessary outbuildings and fences~ shall be permitted to be erected; provided, however, that any building heretofore erected and now in use in such district for churches, schools, libr9ries or fratcrnpl societies may continue in such use and further, that churches, mortuaries, public build- inge, schools, public libraries, community center buildings, private clubs, public parks and playgrounds may be created and used within such residential J aistrict upon the grantin& of special permission and approval by the Plannin6 ~ Commission. One family dwellinJs shall have not less than 1100 sq. feet of livinJ area, exclusive of utility area, porches, breezeway and garage, if ...... such dwelling is a one floor plan; and of not less than 1100 sq. feet of livin; area, exclusive of utility area, porches, breezeway and garage, if such cwell- in~ is a one and one half or two story dwelling, of which not less than 800 sq. feet shall be on the first floor. !f the dwellin& is a two family dwel1in~ house it shall contain not less than 1600 sq. feet of living area, exclusive r of utility area, porches, breezeway and garage." SECTION 2. The provieions of Section 1 hereinbefore set forth may be modified by the Planning Comminsion in extreme hardship cases in regards to GiZCB of single or two family dwellings on lots already in the Village of ~ Dublin and already platted and recorded in the Recorder's Office of Franklin County, Ohio, at the time of the passing of this ordinance. SECTION 3. That Section 2 (a) of Article 1 of Zoning Ordinance Number 3-54 as originally enacted, be and the same is hareby repealed. SECTION 4.
