RE: Ballantrae Lot 471 Willis Homes The following is in response to the plan examiner's request for an engineer's certification and structural analysis of the following issue for the above referenced project location: Great Room 2-Story Wall Design We have analyzed the two story great room wall for both perpendicular and lateral wind loading and have determined the following requirements: Wall Bracing Panels: Two shear panel sections are required on the wall, a 30" wide narrow wall panel at the left side of the wall and a 48" wide standard wall panel on the right side of the wall. This will require the windows to be shifted 6" to the right from the original plans (5-0" from the left corner to the center of the first sliding door/window). See the attached wall bracing panel details for panel construction. Wall Design: The 6-0" sliding doors/windows are spaced at 6'-0" o.c. allowing for 12" between units. Based on the attached wall design, with 90mph Exposure B, and a stucco exterior, a total of 7 full height 2x6 studs (SPF No. 2) are required between windows. This may be achieved by using 6 full height studs with single jack studs on each side. The jack studs shall be strapped on each side of the wall at the sliding door headers using Simpson CS22 coil strap or equivalent X 30" long. Center strap on sliding door header to allow for a minimum of 8" of strap on the jack studs below and above. 4 full height 2x6 studs are required on the outsides of the left and right sliding doors.
