The Ohio Industrial Unit documents dated 1/30/06, the Ohio Board of Building Standards approval letter dated Jun
23, 2006, the Site Plan dated 8.13.08, the foundation plan dated 09/10/08 and the Ramp Plans and Details dated
09/19/08 and 09/22/08 have been reviewed for compliance with the provisions of the 2007 Ohio Building Code
(OBC). The review was based upon the following criteria:

Notes:
The pre-built structure bears the Ohio IL seal, the site plan drawings are sealed by James I. Burkart, Ohio registered
landscape architect # 334 and Paul R. McMullen, Ohio registered engineer and the foundation plan by John A.
Oney, Ohio registered architect #5716 in compliance with the requirements of the OBC Section 1063.4.1 and has
been reviewed, therefore, only far general compliance with the OBC.
OBC 106.3.1 Approval of construction documents. When the construction documents have been determined to
conform to the applicable provisions of the rules of the Board in accordance with the procedures set forth in Section
105.3.1, the building official shall endorse or stamp such plans as approved. One set of construction documents shall
be kept by the building official. The other set(s) shall be returned to the applicant, kept at the work site and shall be
open for inspection by the building official or the building official's designated representative.
1. The DRAWINGS are APPROVED
The following items are required for code compliance, but are not necessarily covered in detail in the construction
documents. This list is a reminder to the design professional and contractors of issues, which are to be
satisfactorily dealt with in the field:
Item A OBC 106.3.1 Approval of construction documents. When the construction documents have been
determined to conform to the applicable provisions of the rules of the Board in accordance with the
procedures set farth in Section 105.3.1, the building official shall endorse or stamp such plans as
approved. One set of construction documents shall be kept by the building official. The other set(s)
shall be returned to the applicant, kept at the work site and shall be open for inspection by the building
officia] ar the building official's designated representative.
Item B OBC 105.7.2 Posting. The certificate of plan approval shall be posted in a conspicuous location
outside of the building and in the front part of the premises on which is, or will be the approved
building or equipment to which the approved plans relate. The owner and the contractor shall, so far as
possible, preserve and keep the certificate posted until the completion of the work to which the
approved plans relate
Item C OBC 106.4 Amended construction documents. If substantive changes to the building are
contemplated after first document submission, or during construction, those changes must be submitted

to the building official for review and approval prior to those changes being executed. The building
official may waive this requirement in the instance of an emergency repair, or similar instance.
Item D OBC 1103.2.1 Specific requirements. Accessibility is required in buildings and facilities, or portions
thereof, to the extent indicated in ADAAG Section 4.1 and this chapter.
Item E All electrical will comply with the requirements of Article 27 OBC and the National Electrical Code,
NFPA 70, OBC approved edition and is subject to the approval of the electrical field inspector.
Item F The existing electrical conductors, if removed, abandoned, or altered, shall be accomplished to the
electrical field inspector's approval. Electrical work found not to meet the code's standards shall be
corrected to the electrical field inspector's approval.
The start of construction indicates acceptance of all of the conditions listed above. This review does not preclude
the necessity to conform with provisions which may have been omitted or overlooked in the review process, but
which are requirements of the code. Ultimate responsibility for legal compliance with the Standards of Safety rests
with the registered design professional, the tenant and the owner. Phased Plan Approval will be valid only upon
receipt by the City of Dublin, Division of Building Standards, of one signed copy of this Phased Plan Approval to
the submitted plans.
TO REQUEST AN APPEAL HEARING, YOU MUST sent a written request, listing the items to be appealed and
the relief sought and a copy of this order to:

choose to give any time duration for this model home. She said the duration for the Special Permit
could be based on when those eight lots are sold that the model home use be discontinued.
Mr. Blosser said the corner location of the model home was not intcusive and he had no objection
with conditioning it onto the sale of the eight lots.
Mr. Stromberg said that Planning suggested a condition stating that the model home is only to
advertise homes located within the two subdivisions.
Motiou aud Vote
Mr. Blosser made a motion, seconded by Sean Cotxer, to approve this special pemut application
with the following five conditions:
1) That interior lighting, with the exception of the two interior moms must be tuined off
by 9 p.m., and remain off until 8 a.m. daily;
2) That the model home is only to advertise for homes located in Bishops Run and
Bishops Crossing wluch is the development adjacent to it, across the street;
3) That the special permit will expire when all remaining lots, that currently number
eight, in Bishops Run and Bishops Crossing have been issued building permits;
4) That the special pemnit only be allowed for one year from the date of today,
regazdless whether or not all lots have been sold; and
5) That if all current unsold lots are sold prior to the one year expiring, then the special
permit will expire, and the model home will need to cease in existence.
Ms. Childers agreed to the five conditions listed above.
The vote was as follows: Mr. Skillman, yes; Mr. Shankar, yes; Mr. Cotter, yes; and Mr. Blosser,
yes. (Approved 4 - 0.)

The owner would like to disable the restrooms in the temporary trailer and omit associated
sanitary and domestic water connections. The inoperative trailer restrooms will be locked and
posted with an "Out of Order" placard.
Accessible water closets will instead be maintained at the existing Lexus of Dublin "Pre-owned"
building which will serve all users. Per section 2902.4 ("Required Public Toilet Facilities'), the
travel distance shall be no more than 500LF feet. Actual travel distance from the furthest point
in the trailer to the existing restroom = approximately 220LF.
A revised site utility drawing which eliminates the associated utility connections is herewith
included for your review.
I trust that this letter and the associated documents are sufficient notification of these changes.
