Ohio Building Code (2007). The review was based upon the following criteria:

The construction documents are sealed by Victor D. Ireland, Ohio registered engineer 28574, the pre-manufactured
metal building drawings by Carl W. Walker, Ohio registered engineer #55712, the plumbing by Patrick J. F. Riley,
Ohio registered architect # 5983, the mechanical by T. Patrick Halaiko, Ohio registered engineer # 44588, and the
electrical by Peter P. Gerardi, Ohio registered engineer # E-46738 to comply with the requirements of the OBC
Section 106.3.4.1 and have been reviewed, therefore, in accord with OBC Section 104.1.
OBC 106.3.1 Approval of construction documents. When the construction documents have been determined to
conform to the applicable provisions of the rules of the Board in accordance with the procedures set forth in Section
105.3.1, the building official shall endorse or stamp such plans as approved. One set of construction documents
shall be kept by the building off cial. The other set(s) shall be returned to the applicant, kept at the work site and
shall be open for inspection by the building offcial or the building offcial's designated representative.
The Drawings are APPROVED
The following items are required for code compliance, but are not necessarily covered in detail in the construction
documents. This list is a reminder to the design professional and contractors of issues which are to be satisfactorily
dealt with in the field.
Item A OBC 106.3.1 Approval of construction documents. When the construction documents have been
determined to conform to the applicable provisions of the rules of the Board in accordance with the
procedures set forth in Secrion 105.3.1, the building official shall endorse or stamp such plans as
approved. One set of construcrion documents shall be kept by the building official. The other set(s)
shall be returned to the applicant, kept at the work site and shall be open for inspection by the building
official ar the building official's designated representative.
Item B OBC 105.7.2 Posting. The certificate of plan approval shall be posted in a conspicuous location
outside of the building and in the front part of the premises on which is, or will be the approved
building or equipment to which the approved plans relate. The owner and the contractor shall, so far as
possible, preserve and keep the certificate posted until the complerion of the work to which the
approved plans relate.

Item C OBC 106.4 Amended construction documents. If substantive changes to the building are
contemplated after first document submission, or during construction, those changes must be submitted
to the building official for review and approval prior to those changes being executed. The building
official may waive this requirement in the instance of an emergency repair, or similar instance.
Item D OBC 109.1 General. Construction or work for which an approval is required shall be subject to
inspection by the building official and such construcrion ar work shall remain accessible and exposed
for inspection purposes until approved.
This includes firestopping and draftstopping (Chapter 7 OBC), mechanical work; piping, ducts
and systems (Chapter 3 OMC), structural members and connections (Chapter 16 OBC), and
electrical work (Chapter 27 OBC). All systems and elements covered by code are to be inspected
and approved before being covered.
Item E OBC 1103.1 Where required. Buildings and structures, temporary or permanent, including their
associated sites and facilities, shall be accessible to persons with physical disabilities.
Item F OBC 1103.2.1 Specific requirements. Accessibility is required in buildings and facilities, or portions
thereof, to the extent indicated in ADAAG Section 4.1 and this chapter.
Item G All electrical will comply with the requirements of Article 27 OBC and the National Electrical Code,
NFPA 70, OBC approved edition and is subject to the approval of the electrical field inspector.
Item H The existing elecirical conductors, if removed, abandoned, or altered, shall be accomplished to the
electrical field inspector's approval. Electrical work found not to meet the code's standards shall be
corrected to the electrical field inspector's approval.
The start of construction indicates acceptance of all of the conditions listed above. This review does not preclude the
necessity to conform with provisions which may have been omitted or overlooked in the review process, but which
are requirements of the code. Ultimate responsibility for legal compliance with the Standards of Safety rests with the
registered design professional, the tenant and the owner. Approval will be valid only upon receipt by the City of
Dublin, Division of Building Standards, of one signed copy of this addendum to the submitted plans.

We have reviewed the Revised Construction Documents for the referenced New Building Addition project with Response
Letter dated October 4, 2007, submitted to the Division of Building Standards August 24, 2007, for matters of concern to the
Washington Township Fire Department regarding rules relating to the 2007 Ohio Building Code (OBC) and the fire
prevention and the Dublin Fire Code(DFC) based upon the 2000 International Fire Code.

Item C OBC 106.4 Amended construction documents. If substantive changes to the building are
contemplated after first document submission, or during construction, those changes must be submitted
to the building official for review and approval prior to those changes being executed. The building
official may waive this requirement in the instance of an emergency repair, or similar instance.
Item D OBC 109.1 General. Construction or work for which an approval is required shall be subject to
inspection by the building official and such construction or work shall remain accessible and exposed
for inspection purposes until approved.
This includes firestopping and draftstopping (Chapter 7 OBC), mechanical work; piping, ducts
and systems (Chapter 3 OMC), structural members and connections (Chapter 16 OBC), and
electrical work (Chapter 27 OBC). All systems and elements covered by code are to be inspected
and approved before being coverect.
Item E OBC 1103.1 Where required. Buildings and structures, temporary or permanent, including their
associated sites and facilities, shall be accessible to persons with physical disabilities.
Item F OBC 1103.2.1 Specific requirements. Accessibility is required in buildings and facilities, or portions
thereof, to the extent indicated in ADAAG Section 4.1 and this chapter.
Item G All electrical will comply with the requirements of Article 27 OBC and the National Electrical Code,
NFPA 70, OBC approved edition and is subject to the approval of the electrical field inspector.
Item H The existing electrical conductors, if removed, abandoned, or altered, shall be accomplished to the
electrical field inspector's approval. Electrical work found not to meet the code's standards shall be
corrected to the electrical field inspector's approval.
The start of construction indicates acceptance of all of the conditions listed above. This review does not preclude the
necessity to conform with provisions which may have been omitted or overlooked in the review process, but which
are requirements of the code. Ultimate responsibility far legal compliance with the Standards of Safety rests with the
registered design professional, the tenant and the owner. Approval will be valid only upon receipt by the City of

building with metal wall and roof panels with new gas piping services, minor HVAC and
electrical lighting and power requirements.
We have reviewed the construction documents for the referenced New Building Addition project dated August 2, 2007,
submitted to the Division of Bui(ding Standards August 24, 2007, for matters of concern to the Washington Township Fire
Department regarding rules relating to the 2007 Ohio Building Code (OBC) and the fire prevention and the Dublin Fire
Code(DFC) based upon the 2000 Intemational Fire Code.
We recommend disapproval of the plans submitted at this time:
DFC 503.1 Fire Apparatus Access Roads (FAAR), Where Required, DFC 5831.1 Buildings and facilities... The
fire apparatus access road shall ... extend to within 150 feet (45 720 mm) of all portions of the faci(ity or any portion of
the exterior wall of the first story of the building as measured by an approved route around the exterior of the building
or facility. An excepNon exrsts if the structure is equipped throughout with an approved automatic sprrnkler system but
typica!!y not more that 200 feet.
DFC 503.2.5 Dead eads. Dead-end fire apparatus access roads in excess of 150 feet (45 720 mm) in length shall be
provided with an approved azea for tuming around fire apparatus.
a. The current Site Plan shows the back portion of the new building addition to be in excess of the required 150
feet jrom the street. In accordance with these reguirements, a FfIAR shall extend to gain access to the rear of
this facility along the North side of the proposed addition.
6. The current plans do not provide an area for turnaround that in compliance with the requirements of the DFC.
DFC 503.2.4 Turaing Radius. The turning radius on any fire apparatus access road, public or private, that provides
access to a structure or equipment, shall be a minimum turning radius of 45 feet on the outside and 25 feet on the inside.

2. DFC Appended D103.6 Signs. Where required by the code official, fire apparatus access roads shall be marked by the
property Owner with permanent NO PARKING - FIRE LANE signs complying with Figure D103.6.
All such signs shall be conspicuously located and either attached to the exterior of the structure on the premises or
attached to a pole not to exceed seven feet in height.
Such signs shall have a minimum dimension of 12 inches wide by 18 inches high and have red letters on a white
reflective background with "Ordinance NO. 37-80," inscribed. Signs shall be posted on one or both sides of the fire
apparatus road as required by Section D103.6.1 or 103.6.2.

Plans submitted on August 24, 2007, for the above-referenced project have been reviewed far
zoning compliance and are being returned to your attention for revision. The purpose of this
letter is to summarize all revisions required for zoning compliance only. Please review the
contents of this letter with all plan review comments indicated on the plan set labeled "S." All
revisions must be coordinated with any applicable plan review comments made separately by
the Division of Building Standards, the Office of the City Engineer, and/or the Washington
Township Fire Department. Please return all marked plans and attachments with vour
resubmittal to expedite the next round of permit application plan review.
The landscape plan has been disapproved. Please make the following revisions:
l. Add one, 2-1/2-inch deciduous tree to the south mound to meet the one tree per-forty-
feet perimeter requirement. Please select from Appendix F, Group A or B of the
landscape code. (See attached.)
2. Adjust the new deciduous trees so that they are better utilized. See plan for
recommendations.
3. Please note on plan to field adjust spruce trees for proper screening.
4. Label existing dumpster enclosure near the end of the driveway. Verify dumpster is
screened as required by code.
5. Existing shrubs at southeast corner of addition may not survive the construction process.
Replace any damage plant material.
6. Add `Van Accessible' sign to handicapped parking space to meet state and City code
requirements. Show detail.
7. Provide 2-stake-method detail. Note: Root collar above grade, eliminate tree wrap and
mulch at 3-inch depth with processed hardwood. Tree staking is not required.
