with the provisions of the Ohio Building Code (2005) for the purpose of issuing an APPROVAL.
The review was based upon the following criteria:

The architectural plans are sealed by Gerry N. Bird, Architect #5249, all to comply with the
requirements of OBC Section 1063.4.1 and have been reviewed, therefore, in accord with OBC
Section 106.3.1.
OBC 106.3.1 Approval of construction documents. When the construction documents have been
determined to conforni to the applicable provisions of the rules of the Board in accordance with the
procedures set forth in Section 105.3.1, the building official shall endorse or stamp such plans as
approved. One set of construction documents shall be kept by the building official. The other set(s)
shall be returned to the applicant, kept at the work site and shall be open for inspection by the
building official or the building official's designated representative.
This APPROVAL does not preclude the acquisition of separate permits for plumbing, mechanical,
sprinkler or electric. Permits and fees for these items must be obtained from the Building Division
prior to the start of any work in these areas.

Item 1. The Dublin structural inspector and the framing contractor have agreed on the required
framing details to meet the intent of the code for rated separations between residential
units.
Item 2. This Approval is for the basic units, with no options included. If options are to be
included during construction, the architect of record is to send revised drawings as an
addendum set.
Item 3. OBC 717.2.6 Architectural trim. Fireblocking shall be installed within concealed
spaces of exterior wall finish and other exterior architectural elements where
permitted to be of combustible construction as specified in Section 1406 or where
erected with combustible frames, at maximum intervals of 20 feet (6096 mm). If
noncontinuous, such elements shall have closed ends, with at least 4 inches (102 mm)
of separation between sections.
Wherever a run of roof overhang exceeds 20 feet, a fire block is required.
The following items ar-e reguired for code compliance, but are not necessarily covered in cletail in the construction
documents. This list is a reminder to the clesign professional and contractors of issues which are to be satisfactorily
dealt with in the field.
Item 1. OBC 109.2 Lot line markers required. Before any work is started in the construction of a
building or an addition to a building to which the rules of the Board are applicable under Section
101.2, all boundary lines shall be clearly marked at their intersections with permanent markers or
with markers which are offset at a distance which is of record with the owner.
Item 2. OBC 106.3.1 Approval of construction documents. When the construction documents have
been determined to conform to the applicable provisions of the rules of the Board in accordance
with the procedures set forth in Section 105.3.1, the building official shall endorse or stamp such
plans as approved. One set of construction documents shall be kept by the building official. The
other set(s) shall be returned to the applicant, kept at the work site and shall be open for inspection
by the building official or the building official's designated representative.
Item 3. OBC 105.7.2 Posting. The certificate of plan approval shall be posted in a conspicuous location
outside of the building and in the front part of the premises on which is, or will be the approved
building or equipment to which the approved plans relate. The owner and the contractar shall, so
far as possible, preserve and keep the certificate posted until the completion of the work to which
the approved plans relate.
Item 4. OBC 106.4 Amended construction documents. If substantive changes to the building are
contemplated after first document submission, or during construction, those changes must be
submitted to the building official for review and approval prior to those changes being executed.
The building official may waive this requirement in the instance of an emergency repair, or similar
instance.
Item 5. OBC 109.1 General. Construction or work for which an approval is required shall be subject to
inspection by the building official and such construction or work shall remain accessible and
exposed for inspection purposes until approved.
This includes firestopping and draftstopping (Chapter 7 OBC), mechanical work; piping, ducts
and systems (Chapter 3 OMC), structural members and connections (Chapter 16 OBC), and
electrical work (Chapter 27 OBC). All systems and elements covered by code are to be inspected
nnd approverl before being covered.

Item 6. OBC 1103.1 Where required. Buildings and structures, temporary or permanent, including their
associated sites and facilities, shall be accessible to persons with physical disabilities.
OBC 1103.2.1 Specific requirements. Accessibility is required in buildings and facilities, or
partions thereof, to the extent indicated in ADAAG Section 4.1 and this chapter.
Item 7. All electrical will comply with the requirements of Article 27 OBC and the National Electrical
Code, NfiPA 70, OBC approved edition and is subject to the approval of the electrical field
inspector.
Item 8. The existing electrical conductors, if removed, abandoned, or altered, shall be accomplished to the
electrical field inspector's approval. Electrical wark found not to meet the code's standards shall
be corrected to the electrical field inspector's approval.
The attached letter from Washington Township Fire Department shall serve as a reference to the "Approval" letter
from Martin Strayer, City of Dublin Plans Examiner. Unless otherwise noted, the "Approval" letter and the
referenced letter shall serve as an approval from Jeffrey S. Tyler, Chief Building OfficiaUDirector of Buiiding
Standards.
The start of construction indicates acceptance of all of the conditions listed above. This review does not preclude
the necessity to conform with provisions which may have been omitted or overlooked in the review process, but
which are requirements of the code. Ultimate responsibility for legal compliance with the Standards of Safety rest
with the registered design professional, the tenant and the owner. Approval will be valid only upon receipt by the
City of Dublin, Division of Building Standards, of one signed copy of this addendum to the submitted plans.

amend our files and is?sue the appropriate Final Approval or Certificate of Occupancy.
If the project has nat been completed or sixnply lacks a final inspection, please call the
Inspection Line (614-410-4680) to schedule the final inspections as soon as possible.
If additional time is`necessary to complete the project, we will be happy to extend the
permit for another six months, if you contact this office prior to permit expiration. There
will be a$20.00 fee due at that time.
