The plans dated Apri125, 2006, far the captioned project have been reviewed for compliance with the provisions of
the Ohio Building Code (2005) for the purpose of issuing a Phased Plan Approval only. The review was based upon
the following criteria:

DESIGN REQUIRED BEFORE SETTING TRUSSES.
The structural plans are sealed by Gerry N. Bird, Architect #5249, all to comply with the requirements of the OBC
Secrion 106.3.4.1 and have been reviewed, therefore, in accord with OBC Secrion 104.1.
OBC 106.3.3 Phased approval. The building official shall issue an approval for the construction of foundarions or
any other part of a building or structure before the construction documents for the whole building or structure have
been submitted, provided that adequate information and detailed statements have been filed complying with pertinent
requirements of this code. The holder of such approval far the foundation or other parts of a building or structure
shall proceed at the holder's own risk with the building operation and without assurance that an approval for the
entire structure will be granted. Such approvals shall be issued for various stages in the sequence of construction
provided that all information and data required by the code for that portion of the building or structure has been
submitted. The holder of a phasedplan approval may proceed only to the point for which approval has been given.

Item 1. Work may notproceed beyond the foundation. A set offloor and roof trusses must be
approved by the architect, developer and supplier. This approved set is to be submitted
for full review by the City of Dublin at 5800 Shier Rings Road.
Item 2. The governing code is OBC 2005 and Chapters 2-10 of the Residential Code of Ohio.
Item 3. The note on Sheet A5.01 calls for "complete fireblocking at unit separation walls":
This is to be field coordinated by the City of Dublin building inspector and the framing
contractor.
Item 4. The drafting symbol (B/A5.01) indicates a rigid insulation board, which is exposed to
the crawl space. The material used is to meet R314.1.1 requirements or be a non-
combustible material as indicated on the outside walL
Item 5. R309.2 Separation required. The garage shall be separated from the residence and
its attic area by not less than'/2-inch (12.7 mm) gypsum board applied to the garage
side. Garages beneath habitable rooms shall be separated from all habitable rooms
above by not less than 5/8-inch (15.9 mm) Type X gypsum board or equivalent.
Where the separation is a floor-ceiling assembly, the structure supporting the
separation shall also be protected by not less than'/2-inch (12.7 mm) gypsum board
or equivalent.
Item 6. R317.3 Rated penetrations. Penetrations of wall or floor/ceiling assemblies required
to be fire-resistance-rated in accordance with Section R317.1 or R317.2 shall be
protected in accordance with this section.
Item 7. R807.1 Attic access. In buildings with combustible ceiling or roof construction, an
attic access opening shall be provided to attic areas that exceed 30 square feet (2.82)
and have a vertical height of 30 inches (762 mm) or greater.
The rough-framed openings shall not be less than 22 inches by 30 inches (559 mm by
762 mm) and shall be located in a hallway or other readily accessible location. A 30-
inch (762 mm) minimum unobstructed headroom in the attic space shall be provided
at some point above the access opening. See Section M1305.1.3 for access
requirements where mechanical equipment is located in attics.
Item 8. R311.2.2 Under stair protection. Enclosed accessible space under stairs shall have
walls, under stair surface and any soffits protected on the enclosed side with'/Z-inch
(12.7 mm) gypsum board.

The following items are required for code compliance, but are not necessarily covered in detail in the construction
documents. This list is a reminder to the design professional and contractors of issues, which are to be
satisfactorily dealt with in the field.•
Item 1. OBC 109.2 Lot line markers required. Before any work is started in the construction of a
building or an addirion to a building to which the rules of the Board are applicable under Section
101.2, all boundary lines shall be clearly marked at their intersections with permanent markers or
with markers which are offset at a distance which is of record with the owner.
Item 2. OBC 106.31 Approval of construction documents. When the construction documents have
been determined to conform to the applicable provisions of the rules of the Board in accordance
with the procedures set forth in Section 1053.1, the building official shall endorse or stamp such
plans as approved. One set of construcrion documents shall be kept by the building official. The
other set(s) shall be returned to the applicant, kept at the work site and shall be open for inspection
by the building official or the building official's designated representative.
Item 3. OBC 105.7.2 Posting. The certificate of plan approval shall be posted in a conspicuous location
outside of the building and in the front part of the premises on which is, or will be the approved
building or equipment to which the approved plans relate. The owner and the contractor shall, so
far as possible, preserve and keep the certificate posted unril the completion of the wark to which
the approved plans relate.
Item 4. OBC 106.4 Amended construction documents. If substanrive changes to the building are
contemplated after first document submission, or during construction, those changes must be
submitted to the building official for review and approval prior to those changes being executed.
The building official may waive this requirement in the instance of an emergency repair, or similar
instance.
Item 5. OBC 109.1 General. Construcrion or work for which an approval is required shall be subject to
inspection by the building official and such construction or work shall remain accessible and
exposed for inspection purposes unril approved.
This includes firestopping and draftstopping (Chapter 7 OBC), mechanical work; piping, ducts
and systems (Chapter 3 OMC), structural members and connections (Chapter 16 OBC), and
electrical work (Chapter 27 OBC). All systems and elements covered by code are to be inspected
and approved before being covered.
Item 6. OBC 1103.1 Where required. Buildings and structures, temporary or permanent, including their
associated sites and facilities, shall be accessible to persons with physical disabilities.
OBC 1103.2.1 Specific requirements. Accessibility is required in buildings and facilities, or
portions thereof, to the extent indicated in ADAAG Section 4.1 and this chapter.
Item 7. All electrical will comply with the requirements of Article 27 OBC and the Narional Electrical
Code, NfiPA 70, OBC approved edition and is subject to the approval of the electrical field
inspector.
Item 8. The existing electrical conductors, if removed, abandoned, or altered, shall be accomplished to the
electrical field inspector's approval. Elecirical work found not to meet the code's standards shall
be conected to the electrical field inspector's approval.

Item 3. OBC 105.7.2 Posting. The certificate of plan approval shall be posted in a conspicuous locarion

building or equipment to which the approved plans relate. The owner and the contractor shall, so
far as possible, preserve and keep the certificate posted until the completion of the work to which

Item 4. OBC 106.4 Amended construction documents. If substantive changes to the building are
contemplated after first document submissioq or during constntction, those changes must be
submitted to the building official for review and approval prior to those changes being executed.
The building official may waive this requirement in the instance of an emergency repair, or similar

Item 5. OBC 109.1 General. Construcrion or work for which an approval is required shall be subject to
inspection by the building official and such construction or work shall remain accessible and
exposed for inspection purposes until approved.
This includes firestopping and draftstopping (Chapter 7 OBC), mechanical work; piping, ducts
and systems (Chapter 3 OMC), structural members and connections (Chapter 16 OBC), and
electrical work (Chapter 27 OBC). All systems and elements covered by code are to be inspected
and approved before being covered.
Item 6. OBC 1103.1 Where required. Buildings and shuctures, temporary or permanent, including their
associated sites and facilities, shall be accessible to persons with physical disabilities.
OBC 1103.2.1 Specific requirements. Accessibility is required in buildings and facilities, or
portions thereof, to the extent indicated in ADAAG Section 4.1 and this chapter.
Item 7. All electrical will cornply with the requirements of Article 27 OBC and the National Electrical
Code, NfiPA 70, OBC approved edition and is subject to the approval of the electrical field

OBC 106.33 Phased approval. The building official shall issue an approval for the construction of foundations or
any other part of a building or structure before the construcrion documents for the whole building or structure have
been submitted, provided that adequate information and detailed statements have been filed complying with pertinent
requirements of this code. The holder of such approval for the foundation or other parts of a building or structure
shall proceed at the holder's own risk with the building operation and without assurance that an approval for the
entire shucture will be granted. Such approvals shall be issued for various stages in the sequence of construction
provided that all information and data required by the code for that portion of the building or structure has been
submitted. The holder of a phased plan approval may proceed only to the point for which approval has been given.

Item 1. Work may not proceed beyond the foundation. A set of floor and roof trusses must be
approved by the architect, developer and supplier. This approved set is to be submitted
for full review by the City of Dublin at 5800 Shier Rings Road.
Item 2. The governing code is OBC 2005 and Chapters 2-10 of the Residential Code of Ohio.
Item 3. The note on SheetA5.01 calls for "complete fireblocking at unit separation walls':
This is to be field coordinated by the City ofDublin building inspector and the framing
contractor.
Item 4. The drafting symbol (B/A5.01) indicates a rigid insulation board, which is exposed to
the crawl space. The material used is to meet R314.1.1 requirements or be a non-
combustible material as indicated on the outside walL
Item 5. R309.2 Separation required. The garage shall be separated from the residence and
its attic area by not less than'/z-inch (12.7 mm) gypsum board applied to the garage
side. Garages beneath habitable rooms shall be separated from all habitable rooms
above by not less than 5/8-inch (15.9 mm) Type X gypsum board or equivalent.
Where the separation is a floor-ceiling assembly, the structure supporting the
separation shall also be protected by not less than%-inch (12.7 mm) gypsum board
or equivalent.
Item 6. R317.3 Rated penetrations. Penetrations of wall or floor/ceiling assemblies required
to be fire-resistance-rated in accordance with Section R317.1 or R317.2 shall be
protected in accordance with this section.
Item 7. R807.1 Attic access. In buildings with combustibie ceiling or roof construction, an
attic access opening shall be provided to attic areas that exceed 30 square feet (2.82)
and have a vertical height of 30 inches (762 mm) or greater.
The rough-framed openings shall not be less than 22 inches by 30 inches (559 mm by
762 mm) and shall be located in a hallway or other readily accessible location. A 30-
inch (762 mm) minimum unobstructed headroom in the attic space shall be provided
at some point above the access opening. See Section M1305.1.3 for access
requirements where mechanical equipment is located in attics.
Item 8. R311.2.2 Under stair protection. Enclosed accessible space under stairs shall have
walls, under stair surface and any soffits protected on the enclosed side with'/2-inch
(12.7 mm) gypsum board.

documents. T3tis list is a reminder to the design professional and contractors of issues, which are to be
satisfactorily dealt with in the fzeld:
