Apparently the Contractor missed the brick ledge when the footings and foundations were poured, so he added a 3Y 2X 3% steel angle bolted at 24" o.c. with concrete anchors into the poured walls. The brick veneer is 42" high and has a weight of 140 Ibs/In ft. The Y2" dia bolts at 24 o.c. will easily carry the load of the brick. I am told the brick is tied back but cannot confirm this since I was not aware of this until after the installation was completed. I did verify that the angles are installed as discussed and I have pictures I could provide. We approve this installation as being structurally adequate but feel the lintel and bolts should be painted with a good quality rust proofing paint or rubberized coating to prevent rusting. A practical difficulty exists 2. The modification is consistent with the intent of the Code, and 3. The modification does not lessen Health or Life Safety. I am granting the requested modification by permitting 125 amp electrical services to be installed in the single family and duplex cluster homes of the Estates at Scioto Crossing. I find the following practical difficulties exist: 1. The Ordinance anticipates construction of houses significantly larger than the units in this complex. 2. The calculations provided show the 125 amp service is more than adequate, insistence on installing a yet larger service would create an unreasonable cost to the owner. 3. The "community" in which these units are located precludes the likelihood of homeowners significantly increasing the load through additions or finishing additional space. I find the modification meets the intent of the requirement of the Code because adequate electrical service will be available for the units described for the lifetime of the unit. The wall detail to be considered consists of an 8-inch poured concrete wall to a standard 9-foot height, which is reinforced with (3) rows of evenly spaced (±2 foot spacing between bars) #4 reinforcing bars placed continuous in the horizontal direction. This wall detail is being considered with the use of free-draining gravel at the base of the wall for perimeter drainage with the remaining height of the wall (upto approximately 7 feet in height) backfilled with clay soils. Based on the assumption that foundation walls are resting on concrete footings placed on stable typical glacial till soils (in the range of 1,500 psf or greater) and a typical clay backfill material, GCI would estimate soil equivalent fluid pressures to be in the range of 60 psf. Based on this noted anticipated lateral soil pressure and the proposed reinforced concrete wall (8 inches wide), GCI recommends the installation of vertical #5 reinforcing bars (entire height of wall) placed on 48-inch centers in combination with the noted horizontal reinforcement within the basement walls. It is also our understanding that with the noted construction, exterior footing drains would be installed extending to a permanent sump.
