The new Great Room is designed to extend from the rear of the existing Garage wing at a 45-degree angle. The floor joists span at this 45-degree angle on top of a center LVL beam line and crawl walls constructed of 12-inch thick concrete. Due to the sloping site conditions the crawl space has been excavated beneath the existing footings of the house and Garage, elevation-wise. The contractor has taken due caution and did not excavate within 32-inches laterally of the existing foundation walls. This has been done to prevent any undermining of the existing structure of the house. ` Secondly, a cistern has been discovered to exist at the extreme north end of the addition, closest to the corner beneath the new Bar area of the addition. We advise to add two new "retaining walls" parallel to the existing foundation walls (45-degree offset from the new) at approximately 3'-0" away. These walls shall be 8-inches thick by 3'-0" high and set on 8" x 16" unreinforced concrete footings and will be bearing the first floor joists of the addition above. The portion over the cistern shall not have concrete footings beneath, but will be designed as grade beams to span across, from the new footings to the existing foundation walls.
