Exception: One-half-inch (12.7 mm) diameter or greater steel bolts. The total combined side yards shall be at least 20% of the lot width at the building line. The minimum rear yard setback shall be 25 feet for the main building. NOTE "D' - LANDSCAPE EASEMENT.- The areas designated hereon as "Landscape Easement' shall be maintained by an association comprised of the owners of the fee simple titles to the lots in the Killilea subdivisions. Section 153.210 Dublin - Land Usage t t (A) A driveway serving a residential parking area or lot shall be regulated as follows: parking areas containing one to eight parking spaces shall have a minimum width of ten feet. Driveways shall be no less than three feet from a side lot line or adjacent to the side lot line where a single common drive is provided for two adjoining lots. Driveways shall have a minimum width of ten feet and a maximum width of 20 feet at the street right-of-way line. Driveways shall have a minimum width of 16 feet and a maximum width of 26 feet including two 3-foot flairs, one on each side, at the curb line. In no case shall the width of the driveway exceed the width of the garage entrance. Driveways exceeding 20 feet in width shall taper in width from the garage or parking area to the street right-of-way line. Curb cuts or points of ingress/egress shall be generally restricted to promote traffic safety, and, limited to one per single-family residence. (B) A driveway serving a commercial parking area or lot shall be regulated as follows: driveways shall be designed so that vehicles entering or leaving such parking lot will be traveling in a forward motion. Driveways shall have a maximum width of 30 feet at the street right-of-way line and a maximum width of 40 feet at the curb line, including two 10-foot radii curb returns. Driveways, exclusive of curb returns, shall be ten feet or more from the side lot line and 20 feet or more from another access drive measured at the street right-of-way line. Driveways shall be limited to one per lot or parcel of land or shall be limited to one for each 200 feet of frontage. (C) Exceptions to divisions (A) and (B) above require review and approval by the Director of the Planning Department or designee(s).
