The Residential Building Code, Section 109 permits the Building Official to
grant waiver and modifications in individual cases. To do so I must find:
1. A practical difficulty exists
2. The modification is consistent with the intent of the Code, and
3. The modification does not lessen Health or Life Safety.
I am granting the requested modification by permitting 125 amp electrical
services to be installed in the single family and duplex cluster homes of the
Estates at Scioto Crossing.
I find the following practical difficulties exist:
1. The Ordinance anticipates construction of houses significantly larger
than the units in this complex.
2. The calculations provided show the 125 amp service is more than
adequate, insistence on installing a yet larger service would create an
unreasonable cost to the owner.
3. The "community" in which these units are located precludes the
likelihood of homeowners significantly increasing the load through
additions or finishing additional space.
I find the modification meets the intent of the requirement of the Code
because adequate electrical service will be available for the units
described for the lifetime of the unit. Further, I find that there is no
reduction in safety as a result of this modification because the
calculation provided clearly shows the electrical service demands will
be met.

One:-Hour Party Wall Separation in Attic
Dear Mr. Strayer:
We have reviewed the separation assembly in question. The drawings call for two
gable end truss assemblies over the party wall. One is to be drywalled with one layer
5/8" fire code drywall`each side per UL U-338 to provide the required on hour
separation. The second truss is installed to be.the load bearing member. Both truss
assemblies have been installed, therefore only a single layer of 5/8" fire code drywall is
required each side of the assembly as describe&ip-the UL Test.

Item #1. Zoning issues are being resolved with the Dublin City Staff.
Item #2. Site Engineering issues are being resolved with Dublin City Staff.
Item #3py Sheets F1-1 Structural Steel has been revised to match information
shown on Foundation Plan AF-1.
Item #4. Rb, We have added an enlarged wall section of the separation wall to
Sheet A8-1 and added additional notes to framing plans on Sheets
F1-1 and F1-2 and floor plan on Sheet Al-1.
Item #5. Clarified Type X Drywall under stairs on Section B Sheet A8-1 and
'RD A8-5.
