The plans dated September 7, 2005, for the captioned project have been reviewed for compliance
with the provisions of the Ohio Building Code (OBC - January 1, 2002) for the purpose of issuing
an APPROVAL. The review was based upon the following criteria:

Notes: This is a Shell Only Permit. Electrical, HVAC, Plumbing
drawings are to be included in the tenant layouts at a later date.
The architectural plans are sealed by George E. Parker, Jr., Architect #4315, Charles D. McJunkin,
Engineer #27917 and James E. Gabriel, Engineer #33377, all to comply with the requirements of
OBC Section 106.3.4.1 and have been reviewed, therefore, in accord with OBC Section 106.3.1.
OBC 106.3.1 Approval of construction documents. When the construction documents have been
determined to conform to the applicable provisions of the rules of the Board in accordance with the
procedures set forth in Section 105.3.1, the building official shall endorse or stamp such plans as
approved. One set of construction documents shall be kept by the building official. The other
set(s) shall be returned to the applicant, kept at the work site and shall be open for inspection by the
building official or the building official's designated representative.
This APPROVAL does not preclude the acquisition of separate permits for plumbing, mechanical,
sprinkler or electric. Permits and fees for these items must be obtained from the Building Division
prior to the start of any work in these areas.

Item 1. The building may not be occupied until the shell and tenant layout drawings are
approved andfinished to all inspectors' requirements.
Item 2. OBC 106.1(6) Structure. Complete structural description of the building including
size and location of all structural elements and a table of live loads used in the
design of the building and other data as required to full describe the structural
system;
Provide truss layout, engineered/approved truss drawings and hold down devices at
truss heels before setting trusses.
The following items are required for code compliance, but are not necessarily covered in detail in the construction
documents. This list is a reminder to the design professional and contractors of issues which are to be satisfactorily
dealt with in the field.
Item 1. OBC 109.2 Lot line markers required. Before any work is started in the construction of a
building or an addition to a building to which the rules of the Board are applicable under Section
101.2, all boundary lines shall be clearly marked at their intersections with permanent markers or
with markers which are offset at a distance which is of record with the owner.
Item 2. O$C 106.3.1 Approval of construction documents. When the construction documents have
been determined to conform to the applicable provisions of the rules of the Board in accordance
with the procedures set forth in Section 105.3.1, the building official shall endorse or stamp such
plans as approved. One set of construction documents shall be kept by the building official. The
other set(s) shall be returned to the applicant, kept at the work site and shall be open for inspection
by the building official or the building official's designated representative.
Item 3. OBC 105.7.2 Posting. The certificate of plan approval shall be posted in a conspicuous location
outside of the building and in the front part of the premises on which is, or will be the approved
building or equipment to which the approved plans relate. The owner and the contractor shall, so
far as possible, preserve and keep the certificate posted until the completion of the work to which
the approved plans relate.
Item 4. OBC 106.4 Amended construction documents. If substantive changes to the building are
contemplated after first document submission, or during construction, those changes must be
submitted to the building official for review and approval prior to those changes being executed.
The building official may waive this requirement in the instance of an emergency repair, or similar
instance.
Item 5. OBC 109.1 General. Construction or work for which an approval is required shall be subject to
inspection by the building official and such construction or work shall remain accessible and
exposed for inspection purposes until approved.
This includes fzrestopping and draftstopping (Chapter 7 OBC), mechanical work; piping, ducts
and systems (Chapter 3 OMC), structural members and connections (Chapter 16 OBC), and
electrical work (Chapter 27 OBC). All systems and elements covered by code are to be inspected
and approved before being covered.

Item 6. OBC 1103.1 Where required. Buildings and structures, temporary or permanent, including their
associated sites and facilities, shall be accessible to persons with physical disabilities.
OBC 1103.2.1 Specific requirements. Accessibility is required in buildings and facilities, or
portions thereof, to the extent indicated in ADAAG Section 4.1 and this chapter.
Item 7. All electrical will comply with the requirements of Article 27 OBC and the National Electrical
Code, NfiPA 70, OBC approved edition and is subject to the approval of the electrical field
inspector.
Item 8. The existing electrical conductors, if removed, abandoned, or altered, shall be accomplished to the
electrical field inspector's approval. Electrical work found not to meet the code's standards shall
be corrected to the electrical field inspector's approval.
The start of construction indicates acceptance of all of the conditions listed above. This review does not preclude
the necessity to conform with provisions which may have been omitted or overlooked in the review process, but
which are requirements of the code. Ultimate responsibility for legal compliance with the Standards of Safety rest
with the registered design professional, the tenant and the owner. Approval will be valid only upon receipt by the
City of Dublin, Division of Building Standards, of one signed copy of this addendum to the submitted plans.

that the project has not received a Final Inspection Approval.

BIOGARD, LLC
To Whom It May Concern:
At the request of Dublin Building Systems, BioGard performed work in 6870, 6880 and
6890 Perimeter Dr., Dublin OR The cleaning process was as follows.
Negative pressure was setup using IdEPA air scrubbing systems while the cleaning was in
process and left on air cycling over night. The face of all wood studs and window frames
were HEPA vacuumed, abrasively cleaned using tack wipes and treated with BioSol.
The ceiling drywall was abrasively cleaned using tack wipes and BioSol was applied with
a thermal fogging unit. Door frames were abrasively cleaned using tack wipes, alcohol
wipes, treated with Bio5o1, then sealed with Pro Block Sealant to cover residual staining.
This cleaning process was completed in all three buildings.

Item 7. All electrical will comply with the requirements of Article 27 OBC and the National Electrical

We have reviewed the plans for the referenced project dated 9/10/04 and 9/21/04 that were submitted to the city for review
Oct 27 2004 for matters of concern to the Washington Township Fire Department regarding rules of the 2002 Ohio
Building Code (OBC) and the 2002 Dublin Fire Code (DFC) relating to fire prevention.
We are unable to recommend approval of the drawings.

apparatus access road shall comply with the requirements of this section and shall extend to within 150 feet (45 720
mm) of all portions of the facility or any portion of the exterior wall of the first story of the building as measured by
an approved route around the exterior of the building or facility.
Exception: The code official is authorized to increase the dimension of 150 feet (45 720 mm) where:
1. The building is equipped throughout with an approved automatic sprinkler system installed in
accordance with Section 903.3.1.1, 903.3.1.2 or 903.3.1.3.
2. Fire apparatus access roads cannot be installed due to location on property, topography,
waterways, non-negotiable grades or other similar conditions, and an approved alternative means
of fire protection is provided.
a. The distance from the center of the interior roads to the center of the far wall of the structures is 180 feet,
requiring that the entire interior road system be designated afire apparatus access road
2. DFC 508.5.1 Fire hydrant systems, Where required. Where a portion of the facility or building hereafter
constructed or moved into or within the jurisdiction is more than 400 feet (122 m) from a hydrant on a fire apparatus
access road, as measured by an approved route around the exterior of the facility or building, on-site fire hydrants and
mains shall be provided where required by the code official.
Exceptions:
1. For Group R-3 and Group U occupancies, the distance requirement shall be 600 feet (183 m).
2. For buildings equipped throughout with an approved automatic sprinkler system installed in accordance
with Section 903.3.1.1 or 903.3.1.2, the distance requirement shall be 600 feet (183 m).

legs of the required FAAR. The first hydrant is located approximately 475 feet from the hydrant at the west
entrance to the site from Perimeter drive. The second is located approximately 200 feet north of the first.
b. It will be necessary to provide hydrants along the FAAR in compliance with the requirements of DFC
508.5.1.
3. DFC D102 Access and Loading Facilities, buildings or portions of buildings hereafter constructed shall be
accessible to fire department apparatus by way of an approved fire apparatus access road with an asphalt, concrete or
other approved driving surface capable of supporting the imposed load of fire apparatus weighing at least 75,000
pounds (34 050 kg).
a. It will be necessary for the drawings to
i. Identify fire apparatus access road and,
ii. Confirm the capacity of the road to support the imposed load of fire apparatus weighing 75, 000
pounds.
4. DFC 503.2.4 Turning Radius. The turning radius on any fire apparatus access road, public or private that
provides
access to a structure or equipment, shall be a minimum turning radius of 45 feet on the outside and 25 feet on the
inside.
a. The inside radii are shown on the plan to be 20 feet, the outside radii are 42 feet
b. It will be necessaryfor the drawings to
i. Identify fire apparatus access road,• and,
ii. Revise the turning radii for the fire apparatus access road conform to the requirements of DFC 503.

General Comments
• The water service for these buildings will need to be review by the City of Columbus Water Department.
Incorporate any comments from them into the plans.
• The Site Improvement Plans will be required to be submitted on 24 by 36-inch 4-mil mylars and in
electronic format compatible with AutoCAD once final approval is given.
• Show the intersection visibility triangle for the driveway in accordance to the Division of Engineering
Administrative Policy 95-013. Use a stop sign controlled intersection. Verify that the proposed grading
within the triangles meets the guidelines.
• The last run of pipe to the public system is required to be reinforced concrete pipe. Please revise
accordingly.
