It is a record of our review of documents submitted with your application for a Building Permit. March 26, 2008 RE: Billiards Plus ADDRESS: 6525 Sawmill Road APPLICANT: Danny Popp, DDP & Associates, 614.262.7973 APPLICANT NO. 08-200254 The plans dated 03/19/08 and revised by fax 3/25/08 for the captioned project have been reviewed for compliance with the provisions of the Ohio Building Code (2007). The review was based upon the following criteria: Use Group: M-Mercantile Area: 19,996 SF Occupant Load: 666 @ 1:100 Construction Type: HB Notes: 1. The building is fully suppressed. 2. The building is required to be provided with a manual fire protective signaling system with notification systems complying with OBC 907.9. The architectural documents are sealed by Danny D. Popp, Ohio registered architect #7978, to comply with the requirements of the OBC Section 106.3.4.1 and have been reviewed, therefore, in accord with OBC Section 104.1. OBC 106.3.1 Approval of construction documents. When the construction documents have been determined to conform to the applicable provisions of the rules of the Board in accordance with the procedures set forth in Section 105.3.1, the building official shall endorse or stamp such plans as approved. One set of construction documents shall be kept by the building official. The other set(s) shall be returned to the applicant, kept at the work site and shall be open for inspection by the building official or the building official's designated representative. The Drawings are APPROVED Item 1 Fire Suppression Drawings shall be submitted for review; contain all information required by NFPA 13-2007 Chapter 25; and be approved before any equipment is installed or remodeled. A separate Permit from the city of Dublin is required. a. Existing sprinkler system in place is subject to the final review and inspection of the system in place by the Washington Township Fire Marshal. Item 2 Fire Alarm Drawings shall be submitted for review; contain all information required by NFPA 72-2007 4.5.1.1 and explained in Annex A4.5.1.1; and be approved before any equipment is installed or remodeled. A separate Permit from the city of Dublin is required. a. OBC 907.2.7 Group M. A manual fire alarm system shall be installed in Group M occupancies having an occupant load of 500 or more persons or more than 100 persons above or below the lowest level of exit discharge. The initiation of a signal from a manual fire alarm box shall initiate alarm notification appliances as required by Section 907.9 b. Existing alarm system in place is subject to the final review and inspection of the system in place by the Washington Township Fire Marshal. CITY OF DUBLIN Billiards Plus March 26, 2008 08-200254 Page 2 of 3 Item 3 The Washington Township Fire Marshal has requested an opportunity to provide input to the Dublin building department on issues relating to fire protection. The building official has evaluated the Fire Marshal's comments related to the fire protection provisions of the OBC and incorporates those comments, by reference, into this Plan Approval and Correction Request. a. Please note the Fire Marshal's comments The following items are required for code compliance, but are not necessarily covered in detail in the construction documents. This list is a reminder to the design professional and contractors of issues, which are to be satisfactorily dealt with in the field: Item A OBC 106.3.1 Approval of construction documents. When the construction documents have been determined to conform to the applicable provisions of the rules of the Board in accordance with the procedures set forth in Section 105.3.1, the building official shall endorse or stamp such plans as approved. If substantive changes to the building are contemplated after first document submission, or during construction, those changes must be submitted to the building official for review and approval prior to those changes being executed. The building official may waive this requirement in the instance of an emergency repair, or similar instance. Item D OBC 109.1 General. Construction or work for which an approval is required shall be subject to inspection by the building official and such construction or work shall remain accessible and exposed for inspection purposes until approved. In regard to the one space in the receiving area that is to be sealed off discussions with Mr. Rupp indicated that from his discussions with Zoning and the Fire Department the two walls that are being built are to be 12'-0° tall and open to the roof structure thus permitting air circulation and freedom from encroaching onto any existing sprinkler heads. In regard to the other areas sealed off HVAC and sprinklers are not interfered with and will function as designed. Mr. Rupp also informed me he is in the process of obtaining a conditional use permit for the space at which time it is his (our) understanding that he will be able to utilize the entire space as it currently exists without the requirements to seal off any areas. The reason he is proceeding at this time, with sealed off areas, is because that it is the fastest way he can get open for business since the conditional use process will take 60 to 90 additional days and he must vacate from his current location as soon as possible.
