A RESOLUTION AUTHORIZING THE CITY MANAGER TO ENTER INTO
A CONTRACT WITH AND EXECUTE A GUARANTEED MAXIMUM PRICE
AMENDMENT (GMP) WITH TURNER CONSTRUCTION CO., INC.,
CONSTRUCTION MANAGER AT RISK, FOR THE 6635 RIVERSIDE
DRIVE, RIVERSIDE CROSSING PARK CONSTRUCTION PROJECT

WHEREAS, the City of Dublin selected 'Turner Construction Co., Inc. as Construction
Manager at Risk for the 6635 Riverside Drive, Riverside Crossing Park Construction
Project; and
WHEREAS, Turner Construction Co., Inc., has completed the bidding process for the
initial phase of construction to include the Upper Plaza, Lower Plaza, Restroom Facility,
Maintenance Facility, Water Feature, and certain Planters in and around the plazas, and
based upon these bids, Turner and the City have agreed upon a Guaranteed Maximum
Price for this initial phase in the amount of $12,956,921.00.
NOW, THEREFORE, BE IT RESOLVED by the Council of the City of Dublin, State of
Ohio, of the elected members concurring that:
Section 1. The Guaranteed Maximum Price negotiated between the City Manager
and Turner Construction Co., Inc. for the initial phase of construction in the amount of
$12,,956,,921.00 is accepted for the 6635 Riverside Drive, Riverside Crossing Park
Construction Project.
Section 2. The City Manager is hereby authorized to enter into a construction
agreement with Turner Construction Co., Inc. for said project.
Section 3. This Council further hereby authorizes and directs the City Manager, the
Director of Law, the Director of Finance, the Clerk of Council, or other appropriate
officers of the City to prepare and sign all other agreements and instruments and to
take any other actions as may be necessary to implement this Resolution and complete
the Project.
Section 4. This Resolution shall take effect immediately upon passage in accordance
with Section 4.04(a) of the Rev0d Charter.

Turner Construction Company, Construction Manager at Risk, for the
Construction of the Riverside Crossing Park Project.
Background
Resolution 69-19 authorizes the City Manager to execute a construction agreement with
Turner Construction Co., Inc., as the Construction Manager at Risk, for the 6635 Riverside
Drive, Riverside Crossing Park Construction Project. This agreement establishes the first
phase Guaranteed Maximum Price (GMP) in the amount of $12,956,921. This phase includes
the construction of the Upper Plaza, Lower Plaza, Restroom Facility, Maintenance Facility,
Water Feature, and Planters in and around the plazas. Turner Construction Company
completed its competitive bidding process for these items in late November and work is
planned to begin in by the end of the year.
The construction process is designed to deliver the main gathering spaces of Riverside
Crossing Park. However the lawn areas, overlooks, and multi -use paths are programmed in
the Capital Improvement Budget in 2021. Accordingly, an amendment to the GMP for the
balance of the park construction will be presented to City Council in 2020. This construction
sequencing will allow for the occupation of the restroom facility and plaza spaces in late
2020, while the remaining construction is completed in 2021.
Recommendation
Staff has thoroughly reviewed the Guaranteed Maximum Price. Staff recommends approval
of this resolution authorizing the City Manager to enter into a contract with and execute a
Guaranteed Maximum Price Amendment (GMP) with Turner Construction Company,
Construction Manager at Risk, in the amount of $12,956,921 for the construction of Riverside
Crossing Park located at 6635 Riverside Drive.
