AN ORDINANCE IMPLEMENTING AN INTERIM DENSITY
MORATORIUM ON COMMERCIAL OFFICE SPACE ON
FREEWAY FRONTAGE LAND
WHEREAS, the City of Dublin is attempting to adequately balance the demands of extreme
commercial growth and the preservation of open greenspace; and
WHEREAS, the City desires to preserve its unique visual character for the benefit of present
and future generations of citizens as set forth more fully in the Dublin Community Plan; and
WHEREAS, the infrastructure improvements needed for commercial development,
including, but not limited to, traffic impacts related to density, will have major fiscal impacts
on the City's capital improvements budget; and
WHEREAS, current ordinances and regulations do not adequately address the City's desire
to maintain the visual character of the City and to restrain burdening the present
infrastructure; and
WHEREAS, Council finds it necessary, based on the foregoing, to impose an interim
density moratorium on commercial office space.
NOW, T FORE, BE IT ORDAINED, by the Council, of the City of Dublin, State
of Ohio, of the elected members concurring that:
Section 1. City Council hereby places an interim density moratorium limiting land zoned
for commercial office space and located on freeway frontage to a maximum limit of 17,500
square feet per acre for a period of six months from the effective date of this ordinance, or
until the aforementioned issues have been addressed by Staff to the satisfaction of Council.
Section 2. Council hereby directs Staff to commission an updated traffic/density study to
determine if this interim moratorium ordinance should be modified further.
Section 3. This ordinance shall be effective at the earliest date permitted by law.
