- An ordinance providing for a change in zoning for 37.37 acres ofland
located on the west side of A very Road, approximately 250 feet south of
Dan-Sherri avenue from: R, Rural District to: PLR, Planned Low
......, Density Residential District (Galli Tract).
NOW ~REFORE, BE IT ORDAINED by the Council of the City of Dublin, State of
Ohio, of the elected members concurring:
Section 1, That the following described real estate (see attached map marked Exhibit "A")
situated in the City of Dublin, State of Ohio, is hereby rezoned to PLR, Planned Low Density
Residential District and shall be subject to regulations and procedures contained in Ordinance
No. 21-70 (Chapter 153 of the Codified Ordinances) the City of Dublin Zoning Code and
amendments thereto.
Section 2. That application, Exhibit "B", including the list of contiguous and affected
property owners, and the recommendations of the Planning and Zoning Commission, Exhibit
"C", are all incOIporated into and made an official part of this Ordinance and made an official
part of this Ordinance and said real estate shall be developed and used in accordance
therewith.

period allowed by law.

Military Survey No, 3004 and being all of thaL38.179 acre tract conveyed to Oddo S, and
Anna M. Galli, by deed of record in Official Record 29491 C 18, all reference being to those
of record in the Recorder's Office, Franklin County, Ohio, said 37.370 acres being more
particularly described as follows:
Beginning at a point on the westerly right-of-way line of Avery Road at the
northeasterly corner of that tract conveyed to Anacleto Galli Trust, by deed of record in

distance of 1500,83 feet to a point on the easterly line of the said Galli tract;

The following information is submitted in accordance with the requirements of Section
1 181.02(b)(2) of the Dublin City Code and include a total of 37,37 acres including a proposed
"" school site,
A. The proposed location and size of areas of residential use, indicating dwelling unit densities,
dwelling unit types, the total number of dwelling units for each density area and the total
number of dwelling units proposed in the development plan:
Gross acreage: 37,37 acres
Total units: 1 03 single family lots/houses
Gross density: 2.8 du/acre
Average lot site: 60' x 125:t' with a minimum lot size of7,200 square feet (minimum
lot width is 60' at the building setback line)
Setback from dedicated road right-of-way: will be 25',
Lot side yards: total lot 12' or more with a minimum of 6' on each side.
Encroachments on sideyard by fireplaces, bay windows, eaves, and overhangs are
allowed,
Lot rear yards: for main building it shall be 25% or more of the lot depth but not to
be more than 50' with a minimum of 30'
Maximum height: 35'
No build zone: Fences, outbuildings, and structures are hereby prohibited within
areas designated hereon as "No Build Zone". Nothing herein, however, shall
prohibit overlot grading and drainage facilities and utility structures within said

Enclosed are building designs for the homes MIl intends to construct within the Galli
project. The homes values will be from $150,000 to in excess of $200,000. I also have enclosed
dimension foot prints of the largest homes, The widest home is 48 feet, the deepest home is
54,29 feet and the smallest lot is 60' x 120', If you do the math all of the houses will comfortably
fit on the smallest lot with adequate side yard setbacks, Additionally with a 25 foot front yard
setback the deepest house would have a rear yard of 40.71 feet. This will leave a rear yard
adequate to construct a deck and not invade the required year yard setback. I want to emphasize
that the above is a worst case scenario, The large majority of the lots will comfortably exceed
the minimum side and rear yard requirements,

This subdivision will be constructed in three phases of approximately thirty lots per phase
with the first phase being somewhat larger. If the City should decide to take park fees in lieu of
-... land then the subdivision will most probably increase to four phases. If the rezoning and platting
are completed by mid-summer the development will start in late spring or early fall with lots
being available by late fall.

Dear Lisa:
Enclosed are building designs for the homes MIl intends to construct within the Galli
project. The homes values will be from $150,000 to in excess of $200,000. I also have enclosed
dimension foot prints of the largest homes. The widest home is 48 feet, the deepest home is
54.29 feet and the smallest lot is 60' x 120'. If you do the math all of the houses will comfortably
fit on the smallest lot with adequate side yard setbacks. Additionally with a 25 foot front yard
setback the deepest house would have a rear yard of 40.71 feet. This will leave a rear yard
adequate to construct a deck and not invade the required year yard setback. I want to emphasize
that the above is a worst case scenario. The large majority of the lots will comfortably exceed
.... the minimum side and rear yard requirements.
This subdivision will be constructed in three phases of approximately thirty lots per phase
fW. with the first phase being somewhat larger. If the City should decide to take park fees in lieu of
land then the subdivision will most probably increase to four phases. If the rezoning and platting
are completed by mid-summer the development will start in late spring or early fall with lots
being available by late fall.
