- AN ORDINANCE PROVIDING FOR A CHANGE IN ZONING FOR
13.114 ACRES OF LAND LOCATED ON SOUTH SIDE OF
PERIMETER DRIVE, APPROXIMATELY 250 FEET EAST OF
-- A VERY ROAD FROM: PCD, PLANNED COMMERCE DISTRICT,
TO: PLR, PLANNED LOW DENSITY RESIDENTIAL DISTRICT
(PERIMETER CENTER MULTI-FAMILY)
NOW, ~RE, BE IT ORDAINED by the Council of the City of Dublin, State
of Ohio, of the elected members concurring:
Section 1, That the following described real estate (see attached map marked Exhibit "A")
situated in the City of Dublin, State of Ohio, is hereby rezoned to PLR, Planned Low
Density Residential District and shall be subject to regulations and procedures contained
in Ordinance No. 21-70 (Chapter 153 of the Codified Ordinances) the City of Dublin
Zoning Code and amendments thereto.
Section 2, That application, Exhibit "B", including the list of contiguous and affected
property owners, and the recommendations of the Planning and Zoning Commission,
Exhibit "C", are all incorporated into and made an official part of this Ordinance and made
an official part of this Ordinance and said real estate shall be developed and used in
accordance therewith.

period allowed by law.

apartments. It is our goal to create an upscale residential community designed to compliment the
front and screen the rear of our existing Perimeter Center through the use of three story buildings
constructed of the same building materials; brick, stone and wood shingles,
Bobbie, we feel this would be a great addition to the Perimeter Development, both in tenns of the

If construction activity has not commenced one year after zoning takes effect. then the

Location: 13.114 acres located on south side of Perimeter Drive, approximately midway
between A verylMuirfield Drive and Wtlcox Road.
Existing Zoning: PCD, PlaDned Commerce District (perimeter Center Plan).
Request: PLR, Planned Low Density Residential District.
Proposed Use: A three-story multi-family development of 198 units and a clubhouse.
Applicant: }tallmark Cotm111Jl1ities, Ltd,cJo Mark Pottschmidt, Continental Real Estate,
150 East Broad Street, Columbus, Ohio 43215.
MOTION: To approve this rezoning because it contributes to the established residential area,
contirroes the high architectural standards of Perimeter Center, meets the PLR requirements,
provides an additional type of housing for the community on a site which is appropriate for multi-
- family development, with 12 conditions:
1) That prior to the final development plan, verification that the parcels have been

2) That all opposing curbcuts be shown on the plan and that points of access for the
site meet the text requirements and approval of the City Engineer;
