AN ORDINANCE PROVIDING FOR A
CHANGE OF ZONING ON A 9.81
ACRE TRACT LOCATED ON THE
WEST SIDE OF MUIRFIELD DRIVE,
APPROXIMATELY 150 FEET NORTH
OF TAIN DRIVE. TO BE REZONED

UNIT DEVELOPMENT DISTRICT
NOW, THEREFORE, BE IT ORDAINED by the Council of the City of Dublin,
State of Ohio, 7 of the elected members concurring:
Sect ion 1. That the following described real estate (see attached legal
description marked Exhibit "A"), situated in the City of Dublin, State
of Ohio, is hereby rezoned to PUD, PLANNED UNIT DEVELOPMENT DISTRICT,
and shall be subject to regulations and procedures contained in Ordinance
No. 21-70 (Chapter Eleven of the Codified Ordinances) of the City of
Dublin Zoning Code and amendments thereto.
Section 2. That application, Exhibit "B", including the list of con-
tiguous property owners, and the recommendation of the Planning and
Zoning Commission, Exhibit "C", are all incorporated in to and made an
official part of this Ordinance and said real estate shall be developed
and used in accordance therewith.
Section 3. That this Ordinance shall take effect and be in force from
and after the earliest period allowed by law.

The current zoning is for an office building on the northern 4.8 acres
and residential at 5 D.D. per Acre on the southern 5.01 acres. This re-
zoning will make the entire parcel residential at 5 D.D. per Acre and will
be more in keeping with the surrounding area.

2. Revised Preliminary Plan - Rezoning Application Z88-008 - Muirfield Drive
A. The site contains just under 10 acres and is located on the west side of
Muirfield Drive about 200 feet north of Tain Drive. It was the subject of
a rezoning request last year which was granted. It changed the permitted
use on the northern 4.8 acres to offices, and the lower five acres became
residential with a maximum density of five units per acre. Formerly, the
entire 9.8 acres had been zoned for high density housing (up to 10 units
per acre). To the north is The Muirfield Country Club, and the tennis
courts abut this site. To the east of the site across Muirfield Drive is
the maintenance building, and to the south are an office building and the
Lochslee development.
B. The plan for office construction at this location has been abandoned, Richard
Corna Builders is now interested in developing the entire parcel with lower
density housing (maximum five dwelling units per acre). This proposal will
require a revision of the approved Preliminary Plan for the site, a rezoning.
The preliminary layout is for a single-family project of 42 units. The
residences are of a patio home variety, featuring larger structures in com-
parison to the lot area and reduced building line along the street. Such
a project generally requires architectural consistency and control. A
single street is shown to intersect with Muirfield Drive, and the lots are
all internally oriented around that street. The street is expected to be
public; the lots are about 70 feet by 110 feet; and no median break on
Muirfield Drive is proposed.
C. The rezoning of last year established the north half for a Muirfield Drive
office. The south half was to be developed with access from and similarity
to Lochslee. Staff believes that this site is capable of being developed
successfully as a unit and recommends the reclassification of this land to
a low density residential classification. There appear to be some awkward
areas in the layout as proposed, and staff would like to work these out in
the Final Development Plan. Staff endorses the land use, but recommends
that approval not be conditioned on this particular configuration.
Engineering Comments .
Storm water detention for this site will be handled as part of the overall
storm water management detention basins in Muirfield.
No other comments.
