AN ORDINANCE PROVIDING FOR THE RE-
ZONING OF 1.713 ACRES LOCATED ON
THE WEST SIDE OF AVERY ROAD APPROXI-
MATELY 240 FEET SOUTH OF U.S. ROUTE
33/S.R. 161. TO BE REZONED FROM:
GI, GENERAL INDUSTRIAL, TO: PUD,
PLANNED UNIT DEVELOPMENT DISTRICT.
NOW, THEREFORE, BE IT ORDAINED by the Council of the Village of Dublin,
State of Ohio, 6 of the elected members concurring:
Section 1. That the following described real estate (see attached legal
description marked Exhibit "A"), situated in the Village of Dublin,
State of Ohio, is hereby rezoned to P.U.D., PLANNED UNIT DEVELOPMENT
DISTRICT and shall be subject to regulations and procedures contained
in Ordinance No. 21-70 (Chapter Eleven of the Codified Ordinances) the
Village of Dublin Zoning Code and amendments thereto.
Section 2. That application, Exhibit "B", including the list of con-
tiguous property owners, and the recommendation of the Planning and
Zoning Commission, Exhibit "C", are all incorporated in to and made an
official part of this Ordinance and said real estate shall be developed
and used in accordance therewith.
Section 3. That this Ordinance shall take effect and be in force from
and after the earliest period allowed by law.

Two (2) copies of map accurately drawn to an appropriate scale (to fill a sheet
of not less than 8- 1/2 x 11 inches and not more than 16 x 20 inches). The map
shall be identified and submitted in addition to the Gene ral De sc ription of Land.

hundred (500) feet beyond the limits of the proposed change.

THE LAND IS CURRENTLY ZONED GENERAL INDUSTRIAL WHICH PERMITS WAREHOUSING.
GYMNASTIC SCHOOLS ARE NOT SPECIFICALLY CLASSIFIED IN ANY DISTRICT. A
GYMNASTIC SCHOOL BUILDING IS SIMILAR TO A WAREHOUSE IN DESIGN AND APPEAR

ANCE. The OPEARATION OF THE SCHOOL WILL NOT INTERFERE WITH OPEARATIONS
CONDUCTED IN THIS GENERAL INDUSTRIAL DISTRICT NOR WILL THE GENERAL
INDUSTRIAL OPERATIONS INTERFERE WITH THE GYMNASTIC SCHOOL.

Situated in the State of Ohio, County of Franklin, Village
of Dublin, In Virginia Military Survey No. 2999, and being
a portion of an 11.722 acre tract of land (11.728 acres
by recent survey) conveyed to Anderson Concrete Corp.
by deed of record in Official Record 6539, Page C 07,
Recorder's Office, Franklin County, Ohio, and bounded and
described as follows:
Beginning, for reference, at a point at the intersection of
the centerline of Shier Rings Road with the centerline of
Avery Road (original location);
thence N 40 14' 00" W along the centerline of Avery Road
(original location) a distance of 754.83 feet to a point
in the south line extended easterly of said 11.728 acre
tract and in the north line extended easterly of a 2.1347
acre tract of land conveyed to James A. Buechel by deed

Recommendation of Planning and Zoning Commission at their Meeting of April 16, 1987
Mr. Grace moved to approve the rezoning application with the following conditions:
1. A revision of the landscape plan to comply with code, and the inclusion of
evergreen materials as part of the screening.
2. That the gymnastics facility not be used for meets or competitions.
3. The inclusion of the elevation plans as part of the submission.
Mr. Amorose seconded the motion.
The vote was 6-0 in favor.
