AN ORDINANCE PROVIDING FOR A
CHANGE OF ZONING ON A 3.08 ACRE
TRACT LOCATED ON THE SOUTHEAST
CORNER OF MARTIN ROAD AND RIVER-
SIDE DRIVE. TO BE REZONED FROM:
R-2, LIMITED SUBURBAN RESIDENTIAL
DISTRICT, TO: P.U.D., PLANNED
UNIT DEVELOPMENT DISTRICT
NOW, THEREFORE, B7 IT ORDAINED by the Council of the City of Dublin,
State of Ohio, of the elected members concurring:
Section 1. That the following described real estate (see attached legal
description marked Exhibit "A"), situated in the City of Dublin,
State of Ohio, is hereby rezoned from R-2, LIMITED SUBURBAN RESIDENTIAL
DISTRICT to: P.U.D., PLANNED UNIT DEVELOPMENT DISTRICT, and shall be
subject to regulations and procedures contained in Ordinance No. 21-70
(Chapter Eleven of the Codified Ordinances) the City of Dublin Zoning
Code, and amendments thereto.
Section 2. That application, Exhibit "B", including the list of con-
tiguous property owners, and the recommendation of the Planning and
Zoning Commission, Exhibit "C", are all incorporated in to and made
an official part of this Ordinance and said real estate shall be
developed and used in accordance therewith.
Section 3. That this Ordinance shall take effect and be in force from
and after the earliest period allowed by law.

Two (2) copies of map accurately drawn to an appropriate scale (to fill a sheet of
not less than 8~ x 11 inches and not more than 16 x 20 inches). The map shall be
identified and submitted in addition to the General Description of Land. The map

River Place will consist of eight (8) two-family buildings locaterl
on 3.08 acres of land located at the southeast corner of Riverside
Drive and Martin Road.
This developnent will reinforce and tenninate the residential
I character of the Martin Road corridor. '!his low density
residential carmuni.ty will be accessed exclusively fran Martin
I Road utilizing a private street tenninating in a cul-de-sac.
The architectural character of the dwellings will be consistent
! wi th the residences along and near Martin Road and will utilize the
existing topography and greenspace buffers along Riverside and
I Martin to integrate into the site.
Following the appropriate approval by the City of Dublin, it is
anticipated that construction of the dwelling units would be
able to carmance the Sumner of 1989.

Planning and Zoning Commission Meeting
April 6, 1989
Mr. Berlin moved to approve the Preliminary Plan subject to the following
conditions:
1. Satisfaction of the Fire Department with regard to the cul-de-sac design.
2 . Design utilities to follow street and provide deed restrictions and tree
survey to insure preservation of tree masses at the perimeter.
3. Provide for an owners' association to maintain private roadway and other
common property.
4. Revise plan to include no-build zones and modify text to incorporate
Landscape Planner's recommendations.
5. Enclosure and piping of the ditch along the south side of Martin Road.
6. Utility connections to be made without open cutting the pavement.
Mr. Leffler seconded the motion, and the applicant agreed to the conditions.
The vote was as follows: Mr. Leffler, yes; Mr. Amorose, yes; Mr. Geese, yes;
Ms. Rausch, yes; Mr. Berlin, yes; Mr. Grace, yes; Mr. Campbell, yes;
Motion passed 7-0.

which he previously purchased). This has generated the
