AN ORDINANCE PROVIDING FOR A CHANGE OF
ZONING ON A 1.95 ACRE TRACT LOCATED ON
THE SOUTH SIDE OF WEST DUBLIN-GRANVILLE
ROAD APPROXIMATELY 75 FEET WEST OF DAVID
ROAD. TO BE REZONED FROM: R-4, SUBURBAN
RESIDENTIAL DISTRICT, TO: SO, SUBURBAN
OFFICE DISTRICT.
NOW, THEREFORE, BE IT ORDAINED by the Council of the Village of Dublin,
State of Ohio, 7 of the elected members concurring:
Section 1. That the following described real estate (see attached legal
description marked Exhibit "A"), situtated in the Village of Dublin,
State of Ohio, is hereby rezoned to SO, SUBURBAN OFFICE DISTRICT and
shall be subject to regulations and procedures contained in Ordinance
No. 21-70 (Chapter Eleven of the Codified Ordinances) the Vi llage of
Dublin Zoning Code and amendments thereto.
Section 2. That application, Exhibit "B", including the list of contigu-
ous property owners, and the recommendation of the Planning and Zoning
Commission Exhibit "C", are all incorporated in to and made an official
part of this Ordinance and said real estate shall be developed and used
in accordance therewith.
Section 3. That this Ordinance sha 11 take effect and be in force from
and after the earliest period allowed by law.

DESCRIPTION OF 1.949 ACRES OF LAND LOCATED
ON THE SOUTH SIDE OF DUBLIN-GRANVILLE ROAD
(S.R. 161) AND WEST OF SAWMILL ROAD, IN THE VILLAGE
OF DUBLIN, COUNTY OF FRANKLIN, STATE OF OHIO
situated in the State of Ohio, County of Franklin, Village
of DUblin, being a part of Quarter Township No.3, Township
No.2, Range 19, united States Military Lands, containing 1.949
acres of land, more or less, said 1.949 acres being all of that
parcel of land described in the deed to Torch Investment
Company, of record in deed Book 3064, Page 489, Recorder's
Office, Franklin County, Ohio, said 1.949 acres of land being
more particularly described as follows:
Beginning, for reference, at the centerline intersection of
Dublin-Granville Road (S.R. 161), sixty feet in width, with
David Road, sixty feet in width; thence N-86021'08"w, with the
centerline of said dublin-Granville Road, a distance of 75.07
feet to the northeasterly corner of said 1.949 acre tract, the
same being the northwesterly corner of that 1.942 tract of land
conveyed to Harold E. DeRhodes and Helen J. DeRhodes by deed of
record in Deed Book 2167, Page 444, Recorder's Office, Franklin
County, Ohio, said point also being the true point of beginning;
Thence, from said true point of beginning, S-5037'43"W,
with the easterly line of said 1.949 acre tract and with the
westerly line of said 1.942 acre tract, passing a 3/4-inch
(I.D.) iron pipe found at a distance of 29.67 feet, a total
distance of 849.29 feet to a 3/4-inch (I.D.) iron pipe found at
the southeasterly corner of said 1.949 acre tract, the same
being the southwesterly corner of said 1.942 acre tract and in a
northerly line of Sunny Dale Estates, the subdivision plat of
same being shown of record in Plat Book 24, Page 110, Recorder's
Office, Franklin County, Ohio;
Thence N-86025'27''W, with the southerly line of said 1.949
acre tract and with the northerly line of said Sunny Dale
Estates. a distance of 100.04 feet to a 1/2-inch (I.D.) iron
pipe at the southwesterly corner of said 1.949 acre tract, the
same being the southeasterly corner of that 1.764 acre tract of
land conveyed to John C. Sharp and Miriam E. Sharp by deed of
record in Deed Book 3766, Page 271, Recorder's Office, Franklin
County, Ohio;
Thence N-5038'00''E, with the westerly line of said 1.949
acre tract and with the easterly line of said 1.764 acre tract,
passing a 3/4-inch (I.D.) iron pipe at a distance of 819.61
feet, a total distance of 849.42 feet to the northwesterly
corner of said 1.949 acre tract, the same being the
northeasterly corner of said 1.764 acre tract and in the
centerline of said Dublin-Granville Road.
Thence S-86021'08"E, with the northerly line of said 1.949
acre tract and with the centerline of said Dublin-Granville
Road, a distance of 99.97 feet to the true point of beginning

and containing 1.949 acres of land, more or less.
Subject to all rights-of-ways, easements, and restrictions,
if any, of previous record. Also subject to all legal highways.
We hereby certify that the foregoing description was
prepared form information obtained from an actual field survey
of the premises conducted by Bauer, Davidson & Merchant, Inc. in
February of 1985.
All of the survey markers noted in the foregoing
description were set by others and were in place on February 11,
1985.
The bearings given in the foregoing description are based
on an assumed meridian.

Two (2) copies of map accurately drawn to an appropriate scale (to fill a sheet
of not less than 8- 1/2 x 11 inches and not more than 16 x 20 inches). The map
shall be identified and submitted in addition to the General Description of Land.
The map shall include all land in the proposed change and all land within five
hundred (500) feet beyond the limits of the proposed change.
To be shown on the map - all property lines, street right of way, easements and
other information related to the location of the proposed boundaries and shall
be fully dimensioned.
The map shall show the existing and proposed Zoning District or Special District
Boundaries.
