AN ORDINANCE PROVIDING FOR THE
REZONING OF 158.3 ACRES LOCATED
ALONG THE NORTH SIDE OF 1-270
BETWEEN COFFMAN ROAD AND DUBLIN-
BELLPOINT ROAD (S.R. 745) . TO
BE REZONED FROM: R, RURAL DISTRICT
AND R-1, RESTRICTED RESIDENTIAL
DISTRICT, TO: P.U.D., PLANNED UNIT
DEVELOPMENT DISTRICT.
NOW, THEREFORE, BE IT ORDAINED by the Council of the Village of Dublin,
State of Ohio 7 of the elected members concurring:

Section 1. That the following described real estate (see attached legal
description marked Exhibit "A"), situated in the Village of Dublin,
State of Ohio is zoned P.U.D. (Planned Unit Development) and sha 11 be
subject to regulations and procedures contained in Ordinance No. 21-70,
(Chapter Eleven of the Codified Ordinances) the Village of Dublin Zoning
Code and amendments thereto.
Section 2. That application Exhibit "B", including the list of contigu-
ous property owners, is incorporated into and made an official part of
this Ordinance.
Section 3. That the recommendation of the Planning and Zoning Commission,
Exhibit "C", is incorporated into and made an official part of this
Ordinance and said real estate shall be developed and used in accordance
therewith.
Section 4. The Preliminary Development Plan titled McKitrick Office Park,
Exhibit A, signed and dated February 27, 1985 , and the
Preliminary Development Text titled, Planned Unit Development Zoning
Application for McKitrick Property/I-270, signed and dated
February 2, 1985 becomes the Approved Development
Plan on which the Planned Unit Development zoning is based.
Section S. That this Ordinance shall take effect and be in force from
and after the earliest period allowed by law.

The applicant requires a waiver of the requirement of Section 1181.07i(s) for
submission of a final development plan within 240 days of approval of the
preliminary development plan but agrees that in return for said waiver appli-
cant will agree to and will submit and process a final development plan for
each phase of its development, all in accordance with Chapter 1181 of the
Planning and Zoning Code and agrees that said plans shall be processed and
considered in the light of capital improvement programs then completed, in
process, or planned.
Developer understands that the Village of Dublin is under no obligation to have

EXHIBIT C
At their meeting of May 8, 1985 the Dublin Planning and Zoning Commission
moved to approve the rezoning with the qualification that the final develop-
ment plan will be approved only for office use and only as traffic solutions
are realized or monies are committed which may require financial assistance
from the developer if needed. Mr. Callahan made the motion. Mr. Berlin
seconded the motion. The vote was as follows: Mr. Reiner, no; Mr. Miller,
yes; Mr. Macklin, ye s; Mr. Berlin, yes; Mr. Callahan, yes.
