AN ORDINANCE PROVIDING FOR A
CHANGE OF ZONING ON A 2.294
ACRE TRACT LOCATED ON THE NORTH-
WEST CORNER OF DARBY STREET AND
HIGH STREET. TO BE REZONED FROM:
R-2, LIMITED SUBURBAN RESIDENTIAL
DISTRICT, TO: SO, SUBURBAN OFFICE
AND INSTITUTIONAL DISTRICT
NOW, THEREFORE, BE IT ORDAINED by the Council of the City of Dublin,
State of Ohio, 6 of the elected members concurring:
Section 1. That the following described real estate (see attached legal
description marked Exhibit "A"), situated in the City of Dublin, State
of Ohio, is hereby rezoned to SO, SUBURBAN OFFICE AND INSTITUTIONAL
DISTRICT and shall be subject to regulations and procedures contained
in Ordinance No. 21-70 (Chapter Eleven of the Codified Ordinances) the
City of Dublin Zoning Code and amendments thereto.
Section 2. That application, Exhibit "B", including the list of contigu-
ous property owners, and the recommendation of the Planning and Zoning
Commission, Exhibit "C", are all incorporated in to and made an official
part of this Ordinance and said real estate shall be developed and used
in accordance therewith.
Section 3. That this Ordinance shall take effect and be in force from
and after the earliest period allowed by law.

Map of Proposed Zoning District Boundaries
Two (2) copies of map accurately drawn to an appropriate scale (to fill a sheet of
not less than 8~ x 11 inches and not more than 16 x 20 inches). The map shall be
identified and submitted in addition to the General Description of Land. The map
shall include all land in the proposed change and all land within five hundred (500)
feet beyond the limits of the proposed change.
To be shown on the map - all property lines, street right-of-way, easements and
other information related to the location of the proposed boundaries and shall be
fully dimensioned.
The map shall show the existing and proposed Zoning District or Special District
boundaries.
List all owners of property within and contiguous to and directly across the street
from such area proposed to be rezoned. The addresses of the owners shall be those
appearing on the County Auditor's current tax list or the Treasurer's mailing list.

buildinqs. To the north is a cemetery. and other prnpp.rt.ip.s in tnp MrPM
are used for office and/or other commercial uses. This inst.it.llrinnMl
expansion should have no neqative impact on surrounding properrip.s.
Further, the school bus facility will be relocated to a more appropriate
location as part of this overall plan.

OF LAND FOR ZONING PURPOSES
DUBLIN, OHIO

Situated in the State of Ohio, County of Franklin, Village of Dublin,
being 2.2111 acres located in the Virginia Military Lands, Survey No. 2542 and
being part of a 18.15 acre tract of land conveyed to the Board of Education:
Washington Local School District, Franklin County, Ohio by deed of record in
Deed Book 2067, Page 232, all references herein being to records in the
Recorder's Office, Franklin County, Ohio and bounded and described as follows:
Beginning for reference at an iron pin at the intersection of the
westerly right-of-way line of High Street (formerly Dub1in-Be11epoint Road),
66 feet in width, with the northerly right-of-way 1 ine of Darby Street
(formerly North Street), 66 feet in width, said iron pin also being at the
southeast corner of Lot 150 of the plat of Dublin by plat of Record in Plat
Book 3, Page 199 and the southeast corner of a 1.283 acre tract of 1 and
conveyed to the Village of Dublin by deed of record in Deed Book 3759, Page
. 134;
Thence, South 830 00' 00" West, with the northerly right-of-way line of
Darby Street, the southerly line of the said Village of Dublin 1.283 acre
tract and the southerly line of the Vacated Alley, 20 feet in width, by
Ordinance No. 107-87 in the Record of Ordinances, a distance of 186.50 feet to
the true point of beginning at the southwest corner of the said vacated alley;
Thence, continuing South 830 00' 00" West, through the said Board of
Education: Washington Local School District 18.15 acre tract, with the said
northerly right-of-way line of Darby Street extended, a distance of 193.50
feet to an iron pin;
Thence, North 70 00' 00" West, continuing through the said Board of
Education: Washington Local School District 18.15 acre tract, a distance of
403.00 feet to an iron pin;
Thence, North 830 00' 00" East, continuing through the said Board of
Education: Washington Local School District 18.15 acre tract, a distance of
396.73 feet to an iron pin in the centerline of High Street;
Thence, South 100 21' 15" East, with the aforesaid centerline of High
Street, a distance of 75.13 feet to an iron pin;
Thence, South 830 00' 00" West, with the northerly 1 ine of the said
Village of Dublin 1.283 acre tract, a distance of 187.63 feet to an iron pin;
Thence, South 70 00' 00" East, with the westerly 1 ine of the aforesaid
Village of Dublin 1.283 acre tract, a distance of 146.50 feet to a point;
Thence, South 830 00' 00" West, with the northerly line of forementioned
Vacated Alley, a distance of 20.00 feet to a point; ~
Thence, South 70 00' 00" East, with the westerly line of the aforesaid
Vacated Alley, a distance of 181.50 feet to the true point of beginning, con-
taining 2.211 acres of land, subject to all legal right-of-ways, easements,

Together with the Vacated Alley, 20 feet in width, as described in
Ordinance No. 107-87 of the Record of Ordinances, Recorder's Office, Franklin

hereof by reference.

Rezoning Application - Z88-017 - Dublin Public Library
"Mr. Grace made a motion for approval of the rezoning application subject to the
following conditions:
1. Final approval by the City Engineer of storm water control for the entire
site.
2. Signage to comply with Code and with the formal approval of the Architectural
Review Board, including the removal of a window sign.
3. Replacing the proposed street trees (crabapples) with Trident Maples or
another species as approved by the Landscape Planner.
4. Following the Washington Township Fire Department regulations.
5. Replacing the Red Maples with another shade tree.
6. Consideration of access across this site to connect with the pathway on the
Graham Browne tract to the Scioto River frontage.
The motion was seconded by Mr. Berlin, and the vote was as follows: Ms. Rausch,
yes; Mr. Berlin, yes; Mr. Jezerinac, yes; Mr. Amorose, yes; Mr. Grace, yes;
Mr. Reiner, yes.
