AN ORDINANCE PROVIDING FOR A CHANGE OF ZONING OF
CERTAIN REAL ESTATE TO P.U.D. - "PLANNED UNIT
DEVELOPMENT" ZONING DISTRICT. A 39 ACRE TRACT
I. EAST OF ASHBAUGH ROAO AND SOUTH OF THE MUIRFIELO
SWIMMING FACILITY.
NOW, THEREFORE, BE IT ORDAINED by the Council of the Village of Dublin, State
of Ohio, 7 of the elected members concurring:
SECTION 1. That the following described real estate (see attached legal de-
scription marked Exhibit "A") situated in the Village of Dublin, State of Ohio
is hereby rezoned to thel?U.D. -"PLANNED UNIT DEVELOPMENT" Zoning District
and shall be subject to regulations and procedures contained in Ordinance No:
21-70, (Chapter Eleven of the Codified Ordinances) the Village of Dublin
Zoning Code and amendments thereto.
SECTION 2. The application Exhibit "B", including the list of contiguous
property owners, and the recommendation of the Planning and Zoning Commission,
Exhibit "C", are all incorporated into and made an official part of this
Ordinance and, said real estate shall be developed and used in accordance
therewith.
SECTION 3. That this Ordinance shall take effect and be in force from and
after the earliest period allowed by law.

Dear Mr. Sheldon:
The attached is our request for the zoning of a tract of
approximately 39 acres from R-l to PUD. This application
for zoning change should be considered both a concept and
preliminary plan.
It is necessary that this acreage be divided into two parts
for rezoning purposes for the following reason.
The total parcel contains some 59.844 acres. The present
11 owner has entered into a contract with the Muirfield Village
Golf Club to sell them this acreage subject to its being
rezoned for use as a parking lot.
Since it is the intention of the Golf Club not to use the
entire parcel of 59+ acres as a parking lot, the Golf Club
proposes to rezone the 39+ acres to be used as parking and/or
open space at this time, and to rezone the balance of the
acreage or 20+ acres for single family lots after they have
purchased the property.
The following information is attached:
Exhibit I shows the proposed location and size of
the area, which is proposed to be used for parking
and/or open space.
It shows dimensions of the parcel, the existing
vegetation; tree masses, topography, various slope
classifications and drainage. None of the land is
subject to flooding.

Exhibit II shows the present Muirfield Master Plan,
PUD area and indicates how these 39 acres would be
integrated into the overall existing plan of Muirfield
8 Village.
Exhibit II also indicates traffic circulation patterns.
We do not anticipate any new impact in the area. However,
we indicate the proposed streets relationship of the
existing streets and traffic circulation of the area.
Exhibit III is the legal descriptions of the 39 acres.
Exhibit IV is the boundary survey map_
Exhibit V is a.map showing surrounding properties.
Muirfield plans to file a final development plan of
this acreage within ~40 days.
Any street and utility easements will be dedicated
to the Village. Open spaces will be owned by
Muirfield Association.
The acreage will be served by the present utility system
within Muirfield.
A signature space for a Council Ordinance Number is provided on
Exhibit II.

Also attached is a check for $750 to cover the fee for both the
concept and preliminary plan fees schedule per the PUD requirements.
