A 20+ ACRE TRACT EAST Of ASHBAUGH ROAD AND SOUTH Of THE MUIRfIELD SWIMMING fACILITY. NOW, THERE~, BE IT ORDAINED by the Council of the Village of Dublin, State of Ohio, of the elected members concurring: SECTION l. That the following described real ,estate (see attached legal descri - tion marked Exhibit "A") situated in the Village of Dublin, State of Ohio, is hereby rezoned to the P.U.D. - "Planned Unit Development" Zoning District and shall be subject to regulations and procedures contained in Ordinance No. 21-70 (Chapter Eleven of the Codified Ordinances) the Village of Dublin Zoning Code and amendments thereto. SECTION 2. The application, Exhibit "B", including the list of contiguous pro- perty owners, and the recommendation of the Planning and Zoning Commission - Exhibit "C", are all incorporated into and made an official part of this Ordin- ance and, said real estate shall be developed and used in accordance therewith. The V. illage of Dublin 6665 Coffman Road Dublin, Ohio 43017 Dear Mr. Sheldon: The attached is our request for the zoning of a tract of approximately 20 plus acres from R-l to PUD. This application for zoning change should be considered both a concept and preliminary plan. We have now purchased the 59 plus acres of which 39 plus acres was rezoned by Muirfield Village Golf Club for open space and/or Tournament parking. That zoning application was approved by Council March 1, 1982. This application is for the remaining 20 plus acres of the 59 plus acre tract. This request is that the 20 plus acres be zoned for single family lots as shown by- the plan that was submitted and discussed at the time of zoning the 39 plus acres. I The following information is attached: Exhibit I shows the proposed location and . size of the area, which is proposed to be used for single family lots. It shows dimensions of the parcel, the existing vegetation, tree masses, topography, various slope classifications and drainage. None of the land is subject to flooding. Exhibit II shows the present Muir~ield Master Plan, PUD area and indicates how these 20 acres would be integrated into the overall existing plan of Muirfield Village. . .. . . Mr. Sherman Sheldon -2- June 7, 1982 . ., Exhibit II also indicates traffic circulation patterns. We do not anticipate any new impact in the area. However, we indicate the proposed . streets relationship of the existing streets and traffic circulation of the area. Exhibit III is the legal descriptions of the t 20 plus acres. Exhibit IV is the boundary survey map. Exhibit V is a map showing surrounding properties. We mayor may not file a firial development plan for these 20 plus acres within 240 days of the notice of approval of this application as discussed in section 450.085 of the zoning code. However, since this land is to become an addition to Muirfield Village and its Land Use Distribution Plan the question of an initial final development plan is not relevant. Any street and utility easements will be dedicated to the Village. Open spaces will be owned by Muirfield Association. The acreage will be served by the present utility system within Muirfield. A signature space for a Council Ordinance Number is provided on Exhibit II. I believe this information fulfills all necessary requirements I for both a concept and preliminary PUD approval. Also attached is a check for $750 to cover the fee for both the concept and preliminary plan fees schedule per the PUD require- ments.
