AN ORDINANCE AUTHORIZING THE CITY MANAGER TO
EXECUTE NECESSARY CONVEYANCE DOCUMENTATION
TO ACCEPT THE DEDICATION OF A 0.035 ACRES, MORE
OR LESS, MULTI -USE PATH, DRAINAGE AND GRADING
EASEMENT, AND A 0.106 ACRES, MORE OR LESS,
TEMPORARY CONSTRUCTION AND GRADING EASEMENT
FROM NATIONAL CHURCH RESIDENCES OF DUBLIN II.
WHEREAS, the City of Dublin ( "City ") is preparing to construct a bike path along
Martin Road from Martin Commons Park to the existing bike path located on
Stoneridge Lane ( "Project "); and
WHEREAS, said project requires that the City obtain certain property interests in
Franklin County parcel no. 273 - 009090, owned by National Church Residences of
Dublin II ( "National Church "); and
WHEREAS, National Church is willing to dedicate the property interests in Franklin
County parcel no. 273 - 009090 to the City as set forth in the legal descriptions attached
hereto, and the City is willing to accept said dedication.
NOW, THEREFORE, BE IT ORDAINED by the Council, of the City of Dublin,
State of Ohio, -7— of the elected members concurring that:
Section 1. The City Manager is hereby authorized to execute all documentation
necessary to accept the dedication of an approximate 0.035 acres, more or less,
permanent multi -use path, drainage and grading easement, and a 0.106 acres, more or
less, temporary construction and grading easement from National Church Residences
of Dublin II, as set forth in the legal descriptions attached herewith.
Section 2 . This ordinance shall take effect on the earliest date permitted under
applicable law.

Bike Path Connection
2011 Street Maintenance Program —Phase 2
PROJECT BACKGROUND:
The City of Dublin ( "City ") is preparing to construct a bike path from Martin Commons Park to the
existing bike path located on Stoneridge Lane ( "Project'). The City must acquire certain property
interests from the adjacent landowners, National Church Residences of Dublin II ("National
Church') in order to construct this project. After engaging in amicable negotiations, National
Church has agreed to dedicate the necessary property interests to the City.
DONATION INTRODUCTION:
National Church is dedicating to Dublin the following property interests located within Franklin
County parcel no. 273 - 009323, as visually depicted in the attached map:

ACTION TO BE AUTHORIZED BY ORDINANCE:
Ordinance No. 31 -12 would allow the City Manager to execute all necessary conveyance
documentation to formally accept the dedication of the aforementioned property interests.
RECOMMENDATION:
Staff recommends approval of Ordinance No. 31 -12 at the second reading/public hearing on May 7,
2012 as obtaining the property interests described herein is necessary for the furtherance of the
construction of the bike path connection between Stoneridge Lane and Martin Commons Park.

PERMANENT EASEMENT FOR MULTI -USE PATH, DRAINAGE AND GRADING
0.035 ACRE
Situate in the State of Ohio, County of Franklin, City of Dublin, lying in Quarter Township 3,
Township 2, Range 19, United States Military Lands, being on, over and across that tract conveyed to
National Church Residences of Dublin II by deed of record in Instrument Number 200206110144401, (all
references refer to the records of the Recorder's Office, Franklin County, Ohio) being more particularly
described as follows:
BEGINNING in the southerly right -of -way line of Stoneridge Lane, as conveyed to City of
Dublin, Ohio by deed of record in Official Record 12956D02, at the common corner of said National
Church Residences of Dublin II tract and that tract conveyed to Stoneridge Medical Office Center LLC by
deed of record in Instrument Number 200705250091460;
Thence South 06° 58' 56" West, with the line common to said National Church Residences of
Dublin H and said Stoneridge Medical Office Center LLC tracts, a distance of 7.93 feet to a point;
Thence across said National Church Residences of Dublin II tract, the following courses and
distances:
North 54° 58' 10" West, a distance of 30.37 feet to a point of curvature;
With said curve to the left, having a central angle of 30° 00' 00 ", a radius of 268.00 feet, an arc
length of 140.32 feet and a chord bearing and distance of North 69° 58' 10" West, 138.73 feet to a point
of tangency; and
North 84° 58' 10" West, a distance of 49.00 feet to a point in the easterly line of Lot 2 of that
subdivision entitled "Shamrock Crossing South ", of record in Plat Book 111, Pages 14 and 15, as
conveyed to Metsun Three Dublin OH Senior Living LLC by deed of record in Instrument Number
200805010067214;
Thence North 05° 02' 08" East, with the westerly line of said National Church Residences of
Dublin II tract, the easterly line of said Lot 2 and the southerly right -of -way line of said Stoneridge Lane,
a distance of 7.00 feet to an angle point in said southerly right -of -way line;
Thence with said southerly right -of -way line, the following courses and distances:
South 84° 58' 10" East, a distance of 49.00 feet to a point of curvature;
With said curve to the right, having a central angle of 30° 00' 00 ", a radius of 275.00 feet, an arc
