AN ORDINANCE AUTHORIZING THE CITY MANAGER TO
EXECUTE NECESSARY CONVEYANCE DOCUMENTATION
TO ACCEPT THE DEDICATION OF A 0.040 ACRES, MORE
OR LESS, MULTI -USE PATH, DRAINAGE AND GRADING
EASEMENT, AND A 0.134 ACRES, MORE OR LESS,
TEMPORARY CONSTRUCTION AND GRADING EASEMENT
FROM STONERIDGE MEDICAL OFFICE CENTER LLC.
WHEREAS, the City of Dublin ( "City ") is preparing to construct a bike path along
Martin Road from Martin Commons Park to the existing bike path located on
Stoneridge Lane ( "Project "); and
WHEREAS, said project requires that the City obtain certain property interests in
Franklin County parcel no. 273 - 009323, owned by Stoneridge Medical Office Center
LLC ( "Stoneridge "); and
WHEREAS, Stoneridge is willing to dedicate the property interests in Franklin
County parcel no. 273 - 009323 to the City as set forth in the legal descriptions attached
hereto, and the City is willing to accept said dedication.
NOW, THEREFORE, BE IT ORDAINED by the Council, of the City of Dublin,
State of Ohio, 2 of the elected members concurring that:
Section 1. The City Manager is hereby authorized to execute all documentation
necessary to accept the dedication of an approximate 0.040 acres, more or less,
permanent multi -use path, drainage and grading easement, and a 0.134 acres, more or
less, temporary construction and grading easement from Stoneridge Medical Office
Center LLC, as set forth in the legal descriptions attached herewith.
Section 2 . This ordinance shall take effect on the earliest date permitted under
applicable law.

2011 Street Maintenance Program —Phase 2
PROJECT BACKGROUND:
The City of Dublin ( "City ") is preparing to construct a bike path from Martin Commons Park to the
existing bike path located on Stoneridge Lane ( "Project'). The City must acquire certain property
interests from the adjacent landowners, Stoneridge Medical Office Center LLC ( "Stoneridge ") in
order to construct this project. After engaging in amicable negotiations, Stoneridge has agreed to
dedicate the necessary property interests to the City.
DONATION INTRODUCTION:
Stoneridge is dedicating to Dublin the following property interests located within Franklin County
parcel no. 273-009323, as visually depicted in the attached map:

ACTION TO BE AUTHORIZED BY ORDINANCE:
Ordinance No. 30 -12 would allow the City Manager to execute all necessary conveyance
documentation to formally accept the dedication of the aforementioned property interests.
RECOMMENDATION:
Staff recommends approval of Ordinance No. 30 -12 at the second reading/public hearing on May 7,
2012 as obtaining the property interests described herein is necessary for the furtherance of the
construction of the bike path connection between Stoneridge Lane and Martin Commons Park.

PERMANENT EASEMENT FOR MULTI -USE PATH, DRAINAGE AND GRADING
0.040 ACRE
Situate in the State of Ohio, County of Franklin, City of Dublin, lying in Quarter Township 3,
Township 2, Range 19, United States Military Lands, being on, over and across that tract conveyed to
Stoneridge Medical Office Center LLC by deed of record in Instrument Number 200705250091460, (all
references refer to the records of the Recorder's Office, Franklin County, Ohio) being more particularly
described as follows:
BEGINNING in the southerly right -of -way line of Stoneridge Lane, at the terminus of the
southerly right -of -way line of Stoneridge Lane, of record in Plat Book 80, Pages 1 and 2, and at the
southerly corner of that tract conveyed to Village of Dublin, Ohio by deed of record in Official Record
12956D02, being the common corner of said Stoneridge Medical Office Center LLC tract and Reserve A
of that subdivision entitled "fall Investments Properties ", of record in Plat Book 80, Pages 1 and 2, as
conveyed to Lex Investments by deed of record in Instrument Number 200211150291585;
Thence South 05° OF 05" West, with the line common to said Stoneridge Medical Office Center

North 39° 57' 40" West, a distance of 125.11 feet to a point of curvature;
With said curve to the left, having a central angle of 15° 00' 31 ", a radius of 268.00 feet, an arc
length of 70.20 feet and a chord bearing and distance of North 47 27' 55" West, 70.00 feet to a point of
tangency; and
