A RESOLUTION ACCEPTING A QUIT CLAIM
DEED FOR 8.8 ACRES FOR PARKS AND
('. RECREATION PURPOSES FROM LLEWELLYN
FARMS, LTD.

WHEREAS, Llewellyn Farms Ltd. desires to convey 8.8 acres to
the Village of Dublin, Ohio for Parks and Recreation purposes;
NOW, BE IT RESOLVED by the Council of the Village of Dublin,
State of Ohio, 7 of the elected members concurring:
SECTION 1. That the Quit Claim Deed attached hereto for land
for Park and Recreation purposes be, and the same hereby is,
accepted and is hereby authorized to be recorded.
SECTION 2. That this Resolution shall take effect and be in
~ force from and after the earliest period allowed by law.

Enclosed is the deed transferring 8.8 acres of Llewellyn Farms land
to the Village for use as a park. Mr. Joel Campbell called me and
said the Park department was ready for the transfer to be made. Please
have the deed recorded at the courthouse if it is acceptable as prepared,
or call me if you have any questions.

QUIT-CLAIM DEED
LLEWELLYN FARMS, LTD., an Ohio limited partnership, of Franklin County, Ohio,
for valuable consideration paid, grants to the VILLAGE OF DUBLIN, OHIO, a
municipal corporation
the following REAL.PROPERTY: Situated in the County of Franklin, in the State
of Ohio and in the Village of Dublin:
r Being an approximate 8.800 acre tract described in Exhibit "A"
attached hereto and made a part hereof and consisting of three
(3) pages.
This conveyance is subject to real estate taxes not yet due and payable,
assessments if any, easements, conditions, restrictions, reservations and
zoning regulations of record, all legal highways, and the following
conditions, charges, agreements, covenants, restrictions, and provisions which
shall inure to the benefit of Grantor, its successors and assigns, and all
owners of property within the Village of Dublin, Ohio, and which the Grantee,
for itself and its successors and assigns, by its acceptance of this deed,
agrees to keep, perform, observe and comply with:
1. Land Use. The use of the real property shall be limited to public parks,
recreation, open-space, roadway, and walkway purposes.
2. Maintenance of Real Property. The Village of Dublin, at its cost and
expense, shall maintain in good repair the real property and any improvements
located thereon, including roadways, walkways, landscapping (shrubs, trees,
grass, and plantings), fencing, structures, equipment, and recreational and
utility improvements.

.... Situated in the State of Ohio, County of Franklin, Village of
Dublin, in Virginia Military Survey No. 2419, and being a portion
of an original 82.243 acre tract of land conveyed to Llewellyn
Farms, Ltd., by deed of record in Official Record 1264, Page G 18,
Recorder's Office, Franklin County, Ohio, and bounded and described
as follows: _..
Beginning at a point ill the centerline of Tuttle Road (60 feet
wide) and in the south line of said original 82.243 acre tract, said
point being N 780 46' 13" E a distance of 852.33 feet from a railroad
spike previously set ~t the intersection of the centerline of Tuttle
Road with the centerline of Frantz Road (100 feet wide), as shown
upon the plat of "Dedication of Tuttle Road, Frantz Road and Ease-
ments", of record in Plat Book 61, Page 73, Recorder's Office,
Franklin County, Ohio, and said point also being N 780 46' 13" E
a distance of '212.16 feet from a point in the centerline of Tuttle
Road at the southwest corner of said original 82.243 acre tract;
thence N 110 13' 47" W perpendicular to the centerline of Tuttle
Road and perpendicular to the south line of said original 82.243
acre tract a distance of 759.65 feet to a point in a small creek
r (passing a point in the north right-of-way line of Tuttle Road at
30.00 feet);'
