! A RESOLUTION OF INTENT TO APPROPRIATE A 0.266 ACRE I
! TEMPORARY CONSTRUCTION EASEMENT AND A 0.363 ACRE i
FEE SIMPLE INTEREST IN PROPERTY OWNED BY WALLACE, I
BRADLEY , WALLACE, LOCATED ON THE NORTH SIDE OF I
POST ROAD, IN THE TOWNSHIP OF WASHINGTON, COUNTY OF I
FRANKLIN, STATE OF OHIO.
WHEREAS, the City of Dublin is preparing to improve and widen I
Coffman Road; and,
I
WHEREAS, said improvement will require the city of Dublin to ;
obtain a temporary construction easement and a fee simple i
interest in and to the premises described in the attached i
Exhibits "A" and "B", located in Washington Township, Franklin i
County, Ohio. :
NOW, THEREFORE, BE IT RESOLVED by the Council, of the City of
Dublin, state of Ohio, ~ of the elected members
concurring that:
section 1. Council considers it necessary and declares its
intention to appropriate for the purpose of improving and I
widening Coffman Road, a fee simple interest and a temporary I
construction easement and a fee simple interest in and to the
I premises located in Washington Township, Franklin County, I
! Ohio, and more fully described in the legal descriptions I
i attached hereto as Exhibits "A" and "B". I
i Section 2. The City Manager is hereby authorized to cause I
i written notice of the passage of this Resolution to be served I
i upon the owners and persons in possession or having an I
interest of record in the above-described property. This I
~ notice shall be served according to law.
section 3. This Resolution shall take effect and be in
force from and after the earliest date permitted by law.

Situated in the State of Ohio, County ofFranklin,Township of Washington and being
0.266 acres out of 14,118 acres as conveyed to Wallace, Bradley and Wallace Partnership, as
recorded in Official Record 17377-103, Franklin County Recorders Office. Said 0.266 acres being
more particularly described as follows:
Beginning for reference at the southwest corner of said 14,118 acre tract, said point also
being on the centerline of Brand Road (Station 18+82.01);
Thence Nl 00 -26' -28"E, along the west line of said 14.118 acre tract, for a distance of
31.78 feet to the True Point of Beginning (30,00 feet left of Station 18+71,52);
Thence continue NlOo-26'-28"E for a distance of21.22 feet to a point of curvature
(50,00 feet left of Station 18+64.10);
Thence, with a curve to the left, having a radius of 866. 73 feet, an arc distance of 123.91
feet, whose chord bears S63 0 -52' -43"E for a chord distance of 123.80 feet to a point (50,00 feet
left of Station 19+95,15);

The above described acreage is contained in Auditors Parcel 270-000260,
Stations and offsets used in this description are referenced to the proposed centerline plat
for Coffman Road, Perimeter Drive, Post Road and Brand Road prepared by John E. Foster and
Associates, Inc.
Bearings used in this description are based on an actual field survey utilizing USGS
Monuments Britton, Davidson and Lincoln LeVec Tower by John E, Foster and Associates, Inc.
in May 1989.

Situated in the State of Ohio, County of Franklin, Township of Washington and being
0.363 acres out of 14,118 acres as conveyed to Wallace, Bradley and Wallace Partnership, as
recorded in Official Record 17377-103, Franklin County Recorders Office, Said 0,363 acres being
more particularly described as follows:
Beginning at the centerline intersection of Coffman Road with Brand Road ( Coffman
Road Station 256+90,33, Brand Road Station 19+44,50), thence with a curve to the right, having
a radius of916. 73 feet, an arc length of 62.49 feet and whose chord bears N62- 0 51' -21"W for a
chord distance of62.48 feet to the southwest corner of the said 14,118 acre tract (Station
18+82,01 Brand Road);
Thence, with the westerly line of said 14.118 acre tract, Nl 00 -26' -28"E for a distance of
31.73 feet to a point in the existing northerly right-of-way line of Brand Road (30,00 feet left of
Station 18+71.52) ;
Thence, with said northerly right-of-way line, and a curve to the left, having a radius of
886.73 feet, an arc distance of 119,58 feet, whose chord bears S64 0 -06' -38"E for a chord
