COFFMAN ROAD, IN THE CITY OF DUBLIN, COUNTY OF i
FRANKLIN, STATE OF OHIO. !

WHEREAS, the City of Dublin is preparing to improve and widen I
I
Coffman Road; and, i
WHEREAS, said improvement will require the City of Dublin to
obtain a temporary construction easement in and to the
premises described in the attached Exhibit "A", located in the
city of Dublin, Franklin County, Ohio.
NOW, THEREFORE, BE IT RESOLVED by the Council, of the City of
Dublin, state of Ohio, ~ of the elected members
concurring that:
section 1. Council considers it necessary and declares its
intention to appropriate for the purpose of improving and i
widening Coffman Road, a temporary construction easement in ,
and to the premises located in the City of Dublin, Franklin I
County, Ohio, and more fully described in the legal I
description attached hereto as Exhibit "A." I
Section 2. The City Manager is hereby authorized to cause I
written notice of the passage of this Resolution to be served I
upon the owners and persons in possession or having an
interest of record in the above-described property. This II
notice shall be served according to law.
Section 3. This Resolution shall take effect and be in II
force from and after the earliest date permitted by law.

Description of Temporary Construction Easement
Situated in the State of Ohio, County of Franklin, City of Dublin and being 0.029 acres out
of Lot 122, Shannon Park No.2 as recorded in Plat Book 55, at page 82, as conveyed to Michele
Umstattd, as recorded in Official Record 12777-EOI, Franklin County Recorders Office. Said 0.029
acres being more particularly described as follows:

Beginning at the northeast corner of said Lot 122, said point also being on the westerly
right-of-way line of Coffman Road (44.70 feet left of Station 215+68.66);

Thence, along said right-of-way line, with a curve to the right, having a radius of914.93
feet, an arc length of87.77 feet, whose chord bears S130-13'-05"W for a chord distance of87.74
feet to the southeast corner of said Lot 122 (45.45 feet left of Station 214+77,05);
Thence N390-24'-18"W, along the south line of said Lot 122, for a distance of 18.30 feet
to a point (55.00 feet left of Station 214+88.09);
Thence NI40-00'-08"E for a distance of83.81 feet to a point on the north line of said Lot
122 (53.00 feet left of Station 215+76.93);
Thence S48 0 -3 7' -16"E, along said north line, for a distance of 15.19 feet to the Point of
Beginning, containing 0.029 acres ofland, more or less. Subject to all easement, right-of-way and
restrictions of record.
The above described acreage is contained in Auditors Parcel 273-001437.
Stations and offsets used in this description are referenced to the proposed centerline plat
for Coffman Road, Perimeter Drive, Post Road and Brand Road prepared by John E. Foster and
Associates, Inc.
Bearings used in this description are based on an actual field survey utilizing USGS
Monuments Britton, Davidson and Lincoln LeVec Tower by John E. Foster and Associates, Inc. in
May 1989.
