II FEE SIMPLE INTEREST IN PROPERTY OWNED BY JAMES M.
NEWBILL AND NANCY L. NEWBILL, LOCATED ON THE WEST
i SIDE OF COFFMAN ROAD, IN THE CITY OF DUBLIN, COUNTY
OF FRANKLIN, STATE OF OHIO.
WHEREAS, the City of Dublin is preparing to improve and widen
Coffman Road; and,
WHEREAS, said improvement will require the City of Dublin to
obtain a temporary construction easement and a fee simple
interest in and to the premises described in the attached
Exhibits "A" and "B", located in the City of Dublin, Franklin
County, Ohio.
NOW, THEREFORE, BE IT RESOLVED by the Council, of the City of
DUblin, state of Ohio, ~ of the elected members
concurring that:
Section 1. Council considers it necessary and declares its
intention to appropriate for the purpose of improving and
widening Coffman Road, a temporary construction easement and
a fee simple interest in and to the premises located in the
City of Dublin, Franklin County, Ohio, and more fully
described in the legal descriptions attached hereto as
Exhibits "A" and "B".
Section 2. The City Manager is hereby authorized to cause
written notice of the passage of this Resolution to be served
upon the owners and persons in possession or having an
interest of record in the above-descr ibed property. This
notice shall be served according to law.
Section 3. This Resolution shall take effect and be in
force from and after the earliest date permitted by law.

Situated in the State of Ohio, County of Franklin, City of Dublin and being 0.051
acres out of Lot 98, Hemingway Village Section 1 as recorded in Plat Book 53 at page 12
& 13, as conveyed to James M. & Nancy L.Newbill , as recorded in Official Record
21097 -D 10, Franklin County Recorders Office. Said 0.051 acres being more particularly
described as follows:
Beginning at the northeast comer of said Lot 98, said point also being on the
westerly right-of-way line of Coffman Road (40.00 feet left of Station 238+86.57);
Thence SlOo-47'-25"W, along the east line of said Lot 98, for a distance of
95.00 feet to a point (40.00 feet left of Station 237+91.56) ;
Thence S520-53'-41"W for a distance of33.56 feet to a point on the north right-
of-way line of Adventure Drive also being a point of curvature (62.50 feet left of Station .
237+66.67);
Thence, along the said north right-of-way line, with a curve to the right having a
radius of25.00 feet, an arc length of2.63 feet, whose chord bears N81 055'57"W for a
chord distance of2.63 feet to a point (65.13 feet left of Station 237+66.54);
Thence N790-15'-07"W for a distance of 5.87 feet to a point (70.89 feet left of
Station 237+66.54) ;
Thence NI0o-44'-18"E for a distance of5.46 feet to a point (71.00 feet left of
Station 237+72.00) ;
Thence N680-19'-09"E for a distance of 13.04 feet to a point (60.00 feet left of
Station 237+79.00) ;
Thence NI0o-47'-25"E for a distance of 107.55 feet to a point of the north line
of said Lot 98 (60.00 feet left of Station 238+86.55);
Thence S790-15'-42"E, along said north line, for a distance of 20.00 feet to the
Point of Beginning, containing 0.051 acres ofland, more or less. Subject to all easement,
right-of-way and restrictions of record.
The above described acreage is contained in Auditors Parcel 273-001071.

Situated in the State of Ohio, County of Franklin, City of Dublin and being 0.003
acres out of Lot 98, Hemingway Village Section 1 as recorded in Plat Book 53 at page 12
& 13, as conveyed to James M. & Nancy L.Newbill , as recorded in Official Record
21097-DI0, Franklin County Recorders Office. Said 0.003 acres being more particularly
described as follows:
Beginning for reference at the northeast corner of said Lot 98, said point also
being on the westerly right-of-way line of Coffin an Road (40.00 feet left of Station
238+86.57) ;
Thence SI0o-47'-25"W, along the east line of said Lot 98, for a distance of
95.00 feet to a point of curvature also being the True Point of Beginning (40.00 feet left of
Station 237+91.56) ;
Thence, with a curve to the right having a radius of 25.00 feet, an arc length of
36.79 feet, whose chord bears S520-53'-41"W for a chord distance of33.56 feet to a
point on the north right-of-way line of Adventure Drive (62.50 feet left of Station
237+66.67);
Thence N52053'41"E for a distance of33.56 feet to the True Point of Beginning,
containing 0.003 acres ofland, more or less, of which the present roadway occupies 0.00
acres. Subject to all easement, right-of-way and restrictions of record.
