WHEREAS, the City of Dublin is preparing to improve and widen i
I
~ Coffman Road; and, I
WHEREAS, said improvement will require the City of Dublin to
obtain a temporary construction easement in and to the
premises described in the attached Exhibit IIAII, located in the
City of Dublin, Franklin County, Ohio.
NOW, THEREFORE, BE IT RESOLVED by the Council, of the City of
DUblin, state of Ohio, -J of the elected members
concurring that:
Section 1. Council considers it necessary and declares its
intention to appropriate for the purpose of improving and
widening Coffman Road, a temporary construction easement in
and to the premises located in the City of Dublin, Franklin
County, Ohio, and more fully described in the legal
description attached hereto as Exhibit IIA.II
Section 2. The City Manager is hereby authorized to cause
written notice of the passage of this Resolution to be served
upon the owners and persons in possession or having an
interest of record in the above-described property. This
notice shall be served according to law.
Section 3. This Resolution shall take effect and be in
force from and after the earliest date permitted by law.

Description of Temporary Construction Easement
Situated in the State of Ohio, County of Franklin, City of Dublin and being 0.088 acres out of
Lots 134, 135 & 136, Shannon Park Section 2, Phase 2 as recorded in Plat Book 61, at page 72, as
conveyed to Kirk Williams Company, as recorded in Official Record 13368-C02, Franklin County
Recorders Office. Said 0.088 acres being more particularly described as follows:
, Beginning at the northeast corner of said Lot 136, said point also being on the westerly right-
of-way line of Coffman Road (45.45 feet left of Station 214+77.05);
"- Thence, along said right-of-way line, with a curve to the right, having a radius of914.93 feet,
an arc length of 161.26 feet, whose chord bears S21 0_00' -56"W for a chord distance of161.05 feet to
a point (40.00 feet left of Station 213+08.75) ;
Thence S26 0 -03' -54"W, continuing along said right-of-way line, for a distance of 196.38 feet
to the southeast comer of said Lot 134 (40.00 feet left of Station 211+12.36);
Thence N640-01 '-OO"W, along the south line of said Lot 134, for a distance of 10.00 feet to a
point (50.00 feet left of Station 211 + 12.35) ;
Thence N260-03'-54"E for a distance of 196.40 feet to a point (50.00 feet left of Station
213+08.75) ;
Thence N21 0_57' -39"E for a distance of129.53 feet to a point (50.00 left of Station (

Thence N06 0 -54' -02"E for a distance of 28.62 feet to a point on the north line of said Lot 136
(55.00 feet left of Station 214+75.36) ;
Thence S800 -06' -13"E, along said north line of Lot 136, for a distance of 15.09 feet to the
Point of Beginning, containing 0.088 acres ofland, more or less. Subject to all easement, right-of-way
and restrictions of record.
The above described acreage is contained in Auditors Parcel 273-002243, 002244 & 002245.
Stations and offsets used in this description are referenced to the proposed centerline plat for
Coffman Road, Perimeter Drive, Post Road and Brand Road prepared by Jolm E. Foster and
Associates, Inc.
Bearings used in this description are based on an actual field survey utilizing USGS
Monuments Britton, Davidson and Lincoln LeVec Tower by John E. Foster and Associates, Inc. in
May 1989.
