'I A RESOLUTION OF INTENT TO APPROPRIATE A 0.005 ACRE
TEMPORARY CONSTRUCTION EASEMENT AND A 0.001 ACRE
FEE SIMPLE INTEREST IN PROPERTY OWNED BY JOSEPH M.
HEGEDUS AND ROBIN HEGEDUS, LOCATED ON THE WEST SIDE
OF COFFMAN ROAD, IN THE CITY OF DUBLIN, COUNTY OF
FRANKLIN, STATE OF OHIO.
WHEREAS, the City of Dublin is preparing to improve and widen
Coffman Road; and,
WHEREAS, said improvement will require the City of Dublin to
obtain a temporary construction easement and a fee simple
interest in and to the premises described in the attached
Exhibits "A" and "B", located in the City of Dublin, Franklin
County, Ohio.
NOW, THEREFORE, BE IT RESOLVED by the Council, of the City of
Dublin, state of Ohio, ~ of the elected members
concurring that:
Section 1. Council considers it necessary and declares its
intention to appropriate for the purpose of improving and
widening Coffman Road, a temporary construction easement and
a fee simple interest in and to the premises located in the
City of Dublin, Franklin County, Ohio, and more fully
described in the legal descriptions attached hereto as
Exhibits "A" and "B".
Section 2. The city Manager is hereby authorized to cause
written notice of the passage of this Resolution to be served
upon the owners and persons in possession or having an
interest of record in the above-described property. This
notice shall be served according to law.
Section 3. This Resolution shall take effect and be in
force from and after the earliest date permitted by law.

Description of Temporary Construction Easement
Situated in the State of Ohio, County of Franklin, City of Dublin and being 0.005
acres out of Lot 100, Shannon Park Section 1 as recorded in Plat Book 54, at pages
72,73, as conveyed to Joseph M. & Robin M. Hegedus, as recorded in Official Record
23951-CI8, Franklin County Recorders Office. Said 0.005 acres being more particularly
described as follows:
Beginning for reference at the easterly corner of said Lot 100, said point also being
I on the westerly right-of-way line of Coffman Road (40.00 feet left of Station 223+30.55) ;
... Thence S800 -23' -OO"W, along the southeasterly line of said Lot 1 00, for a
distance of 11.66 feet to the True Point of Beginning (50.93 feet left of Station
223+26.48);
Thence S800 -23' -OO"W, continuing along the southeasterly line of said Lot 1 00,
for a distance of 1"4.36 feet to a point (64.39 feet left of Station 223+21.48);
Thence NIl 0 -48' -15"E for a distance of 23 .19 feet to a point on the northeastertly
line of said Lot 100 (63.98 feet left of Station 223+44.66);
Thence S48 0 -44' -18"E, along said northeasterly line, for a distance of 15.62 feet
to a point (50.52 feet left of Station 223+36.74);
Thence S130-06'-15"W, for a distance of 10.26 feet to the True Point of
Beginning, containing 0.005 acres of land, more or less. Subject to all easement, right-of-
way and restrictions of record.
The above described acreage is contained in Auditors Parcel 273-001297.
Stations and offsets used in this description are referenced to the proposed
centerline plat for Coffman Road, Perimeter Drive, Post Road and Brand Road prepared
by John E. Foster and Associates,Inc.
Bearings used in this description are based on an actual field survey utilizing USGS
Monuments Britton, Davidson and Lincoln LeVec Tower by John E. Foster and
Associates, Inc. in May 1989.

described as follows:
