A RESOLUTION OF INTENT TO APPROPRIATE A 0.106 ACRE
TEMPORARY CONSTRUCTION EASEMENT AND A 0.196 ACRE
FEE SIMPLE INTEREST IN PROPERTY OWNED BY WILLIAM M.
DITTY AND SHAHNAZ DITTY, LOCATED ON THE EAST SIDE
OF COFFMAN ROAD, IN THE CITY OF DUBLIN, COUNTY OF
FRANKLIN, STATE OF OHIO.
WHEREAS, the City of Dublin is preparing to improve and widen
Coffman Road; and,
WHEREAS, said improvement will require the City of Dublin to
obtain a temporary construction easement and a fee simple
interest in and to the premises described in the attached
Exhibits "A" and "B", located in the City of Dublin, Franklin
County, Ohio.
NOW, THEREFORE, BE IT RESOLVED by the council, of the City of
Dublin, state of Ohio, rJ of the elected members
concurring that:
Section 1. Council considers it necessary and declares its
intention to appropriate for the purpose of improving and
widening Coffman Road, a temporary construction easement and
a fee simple interest in and to the premises located in the
City of Dublin, Franklin County, Ohio, and more fully
described in the legal descriptions attached hereto as
Exhibits "A" and "B".
Section 2. The City Manager is hereby authorized to cause
written notice of the passage of this Resolution to be served
upon the owners and persons in possession or having an
interest of record in the above-described property. This
notice shall be served according to law.
Section 3. This Resolution shall take effect and be in
force from and after the earliest date permitted by law.

Situated in the State of Ohio, County of Franklin, City of Dublin and being 0.106 acres
out of 1.731 acres conveyed William M.& Shahnaz M. Ditty, as recorded in Official Record
21317-Jl6, Franklin County Recorders Office. Said 0.106 acres being more particularly described
as follows:
Beginning at a point 22.50 feet right of Station 237+83.00 Coffman Road, said point also
being on the northerly line of said 1.73 1 acre tract;

Thence S790-12'-35"E, along said northerly line, for a distance of 10.50 feet to a point
(33.00 feet right of Station 237+83.00);

Thence SlOo-47'-25"W for a distance of 183.00 feet to a point (33.00 feet right of
Station 236+00.00) ;
Thence S05 0 -04' -47"W for a distance of 50.25 feet to a point (38.00 feet right of Station
235+50.00) ;
Thence SlOo -47' -25"W for a distance of 100.00 feet to a point (38.00 feet right of Station
234+50.00) ;
Thence S160-30'-03"W for a distance of34.62 feet to a point on the south line of said
1. 731 acre tract(34.56 feet right of Station 234+ 15.55) ;
Thence S740-36'-25"W, along said south line, for a distance of 13.43 feet to a point
(22.50 feet right of Station 234+09.62) ;
Thence NlOo -47' -25"E for a distance of373.38 feet to the Point of Beginning, containing
0.106 acres of land, more or less. Subject to all easement, right-of-way and restrictions of record.
The above described acreage is contained in Auditors Parcel 273-004526.

as follows:
Beginning at the northwest corner of said 1.731 acre tract, said point also being on the
centerline of Coffman Road (Station 237+83.00);

22.50 feet to a point on the easterly right-of-way line of Coffman Road (22.50 feet right of

point on the south line of said 1.731 acre tract (22.50 feet right of Station 234+09.62) ;

the centerline of Coffman Road (Station 233+98.56) ;
Thence NlOo-47'-25"E, along said centerline, for a distance of384.44 feet to the Point of
Beginning, containing 0.196 acres ofland, more or less of which the present roadway occupies
0.196 acres. Subject to all easement, right-of-way and restrictions of record.
