JOANNE H. CALL, LOCATED ON THE EAST SIDE OF COFFMAN ROAD, 'I
IN THE TOWNSHIP OF WASHINGTON, COUNTY OF FRANKLIN, STATE
OF OHIO.

WHEREAS, the City of Dublin is preparing to improve and widen I
Coffman Road; and, I
WHEREAS, said improvement will require the City of Dublin to \
obtain a temporary construction easement and a fee simple I
interest in and to the premises described in the attached i

NOW, THEREFORE, BE IT RESOLVED by the Council, of the City of i
Dublin, state of Ohio, ~ of the elected members
concurring that:
section 1. Council considers it necessary and declares its
intention to appropriate for the purpose of improving and
widening Coffman Road, a temporary construction easement and
a fee simple interest in and to the premises located in the
Washington Township, Franklin County, Ohio, and more fully
described in the legal descriptions attached hereto as
Exhibits "A" and "B".

section 2. The city Manager is hereby authorized to cause
written notice of the passage of this Resolution to be served
upon the owners and persons in possession or having an
interest of record in the above-described property. This I
notice shall be served according to law. I
section 3. This Resolution shall take effect and be in
force from and after the earliest date permitted by law.

Description of Temporary Construction Easement
Situated in the State of Ohio, County of Franklin, Township of Washington and being
0.092 acres out of2.543 acres conveyed Dickson H. & Joanne H. Call, as recorded in Deed Book
2723 at page 506, Franklin County Recorders Office. Said 0.092 acres being more particularly
described as follows:
Beginning at a point 22.50 feet right of Station 253+60.00 Coffman Road, said point also
being on the easterly right-of-way line of Coffman Road;
Thence N250-33'5-4"E for a distance of87.94 feet to a point on the north line of said
2.543 acre tract( 44.93 feet right of Station 254+45.04) ;
Thence S860-42'-35"E, along said north line, for a distance of9.15 feet to a point (54.00
feet right of Station 254+46.23) ;
Thence S 18 0 -11' -36"W for a distance of 147.46 feet to a point (35.00 feet right of Station
253+00.00) ;
Thence SlOo-47'-25"W for a distance of75.00 feet to a point (35.00 feet right of Station
252+25.00) ;
Thence S670-53'-59"E for a distance of30.59 feet to a point (65.00 feet right of Station
252+ 19.00) ;
Thence S 1 0 0 -47' -25"W for a distance of 13.00 feet to a point (65.00 feet right of Station
252+06.00) ;
Thence S890 -28' -49"W for a distance of 19.77 feet to a point on the south line of said
2.543 acre tract (45.61 feet right of Station 252+02.12) ;
Thence N79 0 -12' -3 5"W, along said south line, for a distance of 23 .11 feet to a point
(22.50 feet right of Station 252+02.12) ;
Thence NI00 -47' -25"E for a distance of 157.88 feet to the Point of Beginning, containing
0.092 acres ofland, more or less. Subject to all easement, right-of-way and restrictions of record.
The above described acreage is contained in Auditors Parcel 270-000299.

Description of Additional Right-of-Way for Coffman Road
Situated in the State of Ohio, County of Franklin, Township of Washington and being a
part of Virginia Military survey number 2543 and being also 0.144 acres out of the 2.543 acres
conveyed to Dickson H. and Joanne H. Call by deed of record in Deed Book 2723, Page 506 of
the Franklin County Recorder's office. Said 0.144 acres being more particularly described as
follows:
Beginning for reference at the centerline intersection of Coffman Road with Brand Road
(Station 256+90.33), Thence, with the centerline of Coffman Road, SlO-47'-25"W a distance of
251.20 feet to the northwest corner of said 2.543 acre tract, the TRUE POINT OF BEGINNING
(Station 254+39.12);
Thence, with the northerly line of said 2.543 acre tract, the southerly line of the William
M. and Etta A Morris tract (DB 3597, Pg. 226) S86-42'-35"E a distance of 45.32 feet to a point
(44.93 feet right of station 254+45.04)
Thence, S25-33'-54"W a distance of 87.94 feet to a point in the existing right-of-way line
of Coffman Road (22.50 feet right of Station 253+60.00);
Thence, S 1 0-47'-25"W a distance of 157.88 feet to a point on the south line of said 2.543
acre tract(22.50 feet right of Station 252+02.12);
Thence, N79-12'-35"W a distance of22.50 feet to a point in the centerline of Coffman
Road (Station 252+02.12);
Thence, with the centerline of Coffman Road, NlO-47'-25"E a distance of237.00 feet to
the TRUE POINT OF BEGINNING and containing 0.144 acres ofland which the present
roadway occupies 0.081 acres. Subject to all existing easements, restrictions and rights-or-way of
record.
The above described acreage is contained in Auditors Parcel Number 270-000299.
