AN ORDINANCE AUTHORIZING THE CITY MANAGER
TO EXECUTE NECESSARY CONVEYANCE
DOCUMENTATION FOR THE ACQUISITION OF A 0.171
ACRES, MORE OR LESS, SANITARY SEWER EASEMENT,
AND A 0.129 ACRES, MORE OR LESS, TEMPORARY
CONSTRUCTION EASEMENT FROM TALG, LTD.
WHEREAS, the City of Dublin ( "City ") is preparing to extend sewer to the City's job
ready site, which includes the City-owned property at Houchard Road and State Route
161; and
WHEREAS, TALG Limited, LLC ( "TALG ") owns a parcel that the City must
acquire a sewer easement and temporary construction easement from in order to
construct this sewer extension; and
WHEREAS, the City and TALG participated in discussions for the acquisition of
these property interests from TALG; and
WHEREAS, the City and TALG have come to mutually agreeable terms for the
acquisition of these property interests; and
WHEREAS, the City desires to execute necessary conveyance documentation to
complete the transaction between TALG and the City.
NOW, THEREFORE, BE IT ORDAINED by the Council of the City of Dublin,
State of Ohio, _!7_ of the elected members concurring, that:
Section 1. The City Manager is hereby authorized to execute all necessary
conveyance documentation to acquire a 0.171 acres, more or less, sanitary sewer
easement, and a 0.129 acres, more or less, temporary construction easement from
TALG, as depicted in the attached Exhibit "A ".
Section 2. TALG shall be compensated for the aforementioned property interests in
the amount of Eleven Thousand Three Hundred Sixty-One Dollars ($11,361.00).
Section 3 . This ordinance shall take effect on the earliest date permitted under
applicable law.

PROJECT BACKGROUND:
The City of Dublin ( "City ") is extending sewer to the City's Job Ready Site, which includes the
City -owned property at Houchard Road and State Route 161. The City must acquire sewer
easements from landowners in this area in order to successfully extend the City's sewer system.
The property that is the subject of this Ordinance is owned by TALG Limited, LLC ( "TALG ")
and is located in the unincorporated Washington Township, just outside of the City's corporation
limits off the northwest side of Fishel Drive.
ACQUISITION INTRODUCTION:
City representatives successfully negotiated the acquisition of a sewer easement and temporary
construction easement from TALG for the City's appraised value. These property interests are
generally depicted on the map attached to this memorandum.
In total, the acquisition consists of the following:

TALG also desires to annex into the City so that TALG can benefit from this sewer extension,
and this process will be handled via separate legislation and process.
ACTION TO BE AUTHORIZED BY ORDINANCE:
Ordinance 16 -11 would allow the City Manager to execute all necessary conveyance
documentation to formally acquire the aforementioned property interests.
RECOMMENDATION:
Staff recommends approval of Ordinance No. 16 -11 at the second reading/public hearing on
April 25, 2011 as the acquisition of these property interests are necessary for the furtherance of
the Cosgray /Fishel sewer extension project.
