ORDINANCE NO. t' , VILLAGE OF DUBLIN, OHIO
AN ORDINANCE PROVIDING FOR A CHANGE
IN ZONING OF CERTAIN REAL ESTATE FROM
AGRICULTURAL AND RESIDENTIAL TO COM-
MERCIAL AND DECLARING AN EMERGENCY
WHEREAS, it is necessary without delay to prevent high
density residential development and other high density develop-
ments which would increase sewage and sewage affluent and in-
crease the health and safety hazard by polluting wells and
streams in and about said Village; and
WHEREAS, on September '7 1968, a request was made
, to Village Council to rezone the real estate hereinafter described
from agricultural and residential to Commercial District C; and
WHEREAS, on the 7 day of September, 1968, the proposal
was submitted to the Planning Commission of the Village of
Dublin, Ohio, for approval, disapproval or recommendation; and
WHEREAS, on the / { day of September, 1968, the said
Planning Commission reported to the Village Council that it

WHEREAS, on the I b day of September, 1968, the contents
of this Ordinance, together with the report of said Planning
Commission, was filed for pUblic inspection in the Office of
the Village Clerk where it has remained; and
WHEREAS, on the I( day of September, 1968, Council set
the matter down for pUblic hearing as required by law; and
WHEREAS, on the /" { day 0 f 0 -:: r ': t, , 1968, after due
notice, said public hearing was held.
NOW, THEREFORE, BE rf ORDAINED by the Council of the Village
of Dublin, State of Ohio, (, of the elected members concurring:
SECTION 1. That the following described real estate situated
in the Village of Dublin, Ohio, shall be and it lereby is zoned
for Commercial District C use and made a part of tl~ Commercial
District C of the Village of Dublin, Ohio, and shallbe subject to
the regulations as set forth in Ordinance No.3-54 as ~ended by
Ordinance No. 07-67 of the Village of Dublin, Ohio, per'i.n'

to the Commercial District C, and that the premises may be used
for any commercial purpose or purposes as set forth in the rules and
regulations governing the Commercial District C, and the uses therein
as contained in said Ordinance No.3-54 as amended by Ordinance
No. 07-67 including savings and loan,administrative and executive
offices, and for any of the other Commercial District C purposes
set forth in the rules and regulations governing the Commercial
District C in said Ordinance NO.3-54 as amended by Ordinance No. 07-67:
Situated in the State of Ohio, County of Franklin, and
in the Village of Dublin, and bounded and described as follows:
In Survey 2542, Virginia Military Lands, and being part
of that 13.863 acre tract conveyed to Clark L. Coffman and
Frank B. SenseI and Lucille SenseI as the same is shown of
record in Deed Book 1631, page 93, Recorder's Office, Franklin
County, Ohio, and being more particularly described as follows:
Commencing at a point in the centerline intersection of
Frantz Road and Post Road; thence, southerly with the centerline
of Frantz Road, crossing centerline station 207 plus 51.66 of
U. S. R. 33 (relocated) at a distance of 237.80 feet, S 050
01' 29" W for a distance of 373.45 feet to an iron spike at
the Grantor's northwesterly property corner and the southerly
Limited Access Right-of-Way line for U. S. R. 33 the true
point of beginning of this parcel; thence, easterly with the
aforesaid southerly Limited Access Right-of-Way line for U. S. R.
33 and the Grantor's northerly property line, S 840 58' 31"
E for a distance of 20.10 feet to an iron pin; thence, north-
easterly continuing with said southerly Limited Access Right-of-
Way line and the Grantor's northerly property line, N 340 19' 41"
E for a distance of 73.48 feet to an iron Din; thence, easterly
continuing with said southerly Limited Accesb Right-of-Way
line and the Grantor's northerly property line, N 890 04' 04"
E for a distance Qf 195.15 feet to an iron pin; thence, southerly
with a division line through the original tract, S 050 011 29"
W for a distance of 183.22 feet to an iron pin; thence, westerly
with another division line through the original tract,

S 890 04' 04" W for a distance of 251.52 feet to an iron
spike in the Grantor's westerly property line and the
centerline of Frantz Road; thence, northerly with the
Grantor's westerly property line and the centerline of
Frantz Road, N 050 01' 2911 E for a distance of 125.00 feet
to the point of beginning, containing 1.000 acres, more or
less.
Section 2. That for the reasons set forth in the preamble
hereto which are hereby made a part hereof, this Ordinance be and
the same is hereby declared to be an emergency measure necessary for
the immediate preservation of the public peace, health, safety and
welfare, and the same shall become effective upon its passage by
Council and its approval by the Mayor.
