ORDINANCE NO. 18 - 68 , VILLAGE OF DUBLIN, OHIO
AN ORDINANCE PROVIDING FOR A CHANGE
IN ZONING OF CERTAIN REAL ESTATE FROM
AGRICULTURAL AND RESIDENTIAL TO IN-
DUSTRIAL AND DECLARING AN EMERGENCY
WHEREAS, it is necessary without delay to prevent high
density residential development and other high density develop-
ments which would increase sewage and sewage affluent and in-
crease the health and safety hazard by polluting wells and
streams in and about said Village; and
WHEREAS, on {Y'] A '1 ~> , 1968, a request was made
to Village Council to rezone the real estate hereinafter described
from agricultural and residential to industrial; and
WHEREAS, on the t, n-i day of --'11/:4 \" , 1968, the pro-
posal was submitted to the Planning Commission of the Village of
Dublin, Ohio, for approval, disapproval or recommendation; and
WHEREAS, on the (in, day of r) J A 'I , 1968, the said

Planning Commission reported to the Village Council that it

WHEREAS, on the CJ n-J day of nlA'-( , 1968, the
contents of this Ordinance, together with the report of said
Planning Commission, was filed for public inspection in the
Office of the Village Clerk where it has remained; and
WHEREAS, on the ? n", day of (liNt , 1968, Council
set the matter down for public hearing as required by law; and

NOW, THEREFORE, BE IT ORDAINED by the Council of the
Village of Dublin, State of Ohio, 6- of the elected members
concurring:
SECTION 1. That the following described real estate
situated in the Village of Dublin, Ohio, shall be and it hereby
is zoned for industrial use and made a part of the industrial
district of the Village of Dublin, Ohio, and shall be subject to
the regulations as set forth in Ordinance No. 3-54 of the Village
of Dublin" Ohio" pertaining to the industrial district" and that
the premises may be used for any industrial purpose or purposes
as set forth in the rules and regulations governing the industrial
distr'ict and the uses therein as contained in said Ordinance No.
3-54 including warehousing and storage district" administrative
offices" maintenance and refurbishing of equipment areas and
testing facilities in connection therewith" and for any of the
other industrial purposes set forth in the rules and regulations
governing the industrial district in said Ordinance No. 3-54:
Situated in Virginia Military Survey No. 2999" partially
in the Township of Washington and partially in the Village of
Dublin" County of Franklin" State of Ohio" and being a portion
of Parcel III as conveyed to Carol S. Kennedy" rrrustee" by
deed of record in Deed Book 2861" Page 107" Recorder's Office"
Franklin County" Ohio" and bounded and described as follows:
Beginning at a point in the south limited access right-
of-way line of Ohio Route 161 and U. S. Route 33 at the
northwest corner of said Parcel III and at the northeast
corner of Parcel 19 WD conveyed to the Ohio Department of
Highways" said point being 110.00 feet right of centerline
station 88 plus 35.00 as shown upon Sheet 12 of 14 of Ohio
Department of Highways right-of-vvay plans for FRA- 33-0.34;
thence S 890 15' 49" E along the south limited access
right-of-way line of Ohio Route 161 and U. S. Route 33 and
along a portion of the north line of said Parcel III a distance
of 566.52 feet to a point;
thence S Lj.o 2r(, 1911 E parallel with the centerline of
Wilcox Road a distance of 411.55 feet to a point;
thence N 890 151 4911 1:1 parallel with the south limited
access right-of-way line of Ohio Route 161 and U. S. Route
33 and parallel with the north line of said Parcel III a
distance of 660.00 feet to a point in the centerline of
Wilcox Road (60 feet vvide) and in the west line of said
Parcel III;

and along a portion of the west line of said Parcel III
a distance of 291.58 feet to a point at a corner of said
Parcel III located 229.37 feet right of centerline station
87 plus 52.39 of Ohio Route 161 and U. S. Route 33;
thence N 850 32' 4211 E along the south right-of-way line
of Ohio Route 161 and U. S. Route 33 and along a line of said
Parcel III a distance of 30.00 feet to a point at a corner
of said Parcel III located 226.75 feet right of centerline sta-
tion 87 plus 82.26 of Ohio Route 161 and U. S. Route 33;
thence N 570 091 10il E along the south right-of-way
line of Ohio Route 161 and U. S. Route 33 and along a line
of said Parcel III a distance of 39.30 feet to a point at
a corner of said Parcel III located 205.00 feet right of
centerline station 88 plus 15.00 of Ohio Route 161 and U. S.
Route 33;
thence N 280 29' 4211 E along the south right-of-way
line of Ohio Route 161 and U. S. Route 33 and along a line
of said Parcel III a distance of 42.92 feet to a point at
a corner of said Parcel III located 167.00 feet right of
centerline station 88 plus 35.00 of Ohio Route 161 and U.S.
Route 33;
thence N 00 441 1111 E along the south right-of-way line
of Ohio Route 161 and U. S. Route 33 and along the line of
said Parcel III a distance of 57.00 feet to the place of
beginning;
containing 6.000 acres of land more or less.
SECTION 2. That for the reasons set forth in the pre-
amble hereto which are hereby made a part hereofJ this Ordinance
be and the same is hereby declared to be an emergency measure
necessary for the immediate preservation of the public peaceJ

upon its passage by Council and its approval by the Mayor.
