EASEMENT FROM CARDINAL HEALTH, INC.
WHEREAS, the City of Dublin has constructed road and site improvements on
Emerald Parkway for the benefit of Cardinal Health, Inc.; and
WHEREAS, said road and site improvements necessitate the conveyance of a 0.146
acres, more or less, fee simple interest and a 1.165 acres, more or less, utilities
easement from Cardinal Health, Inc. to the City of Dublin, these property interests
being fiu-ther described in the attached Exhibit "A ", Exhibit 'B" and Exhibit "C "; and
WHEREAS, the City desires to execute any necessary conveyance documentation to
obtain the these property interests.
NOW, THEREFORE, BE IT ORDAINED by the Council of the City of Dublin,
State of Ohio, –7— of the elected members concurring that:
Section 1. The City Manager is hereby authorized to execute all necessary
conveyance documentation to accept the dedication of a 0.146 acres, more or less, fee
simple interest and a 1.165 acres, more or less, utilities easement from Cardinal
Health, Inc.
Section 2 . This Ordinance shall take effect and be in force on the earliest date
permitted by law.

RE: Ordinance No. 85 -09 Acceptance of Land Dedication - Cardinal Health, Inc.
Emerald Parkway Improvement Project
INTRODUCTION:
This ordinance authorizes the City Manager of the City of Dublin (the "City ") to execute all
necessary conveyance documentation, including a general warranty deed and utilities easement,
in order to consummate the dedication of property interests from Cardinal Health, Inc. ( "Cardinal
Health ") to the City.
PROJECT BACKGROUND:
The City has already constructed various road and site improvements to Emerald Parkway for the
benefit of Cardinal Health and the surrounding community. Specifically, the City improved the
intersection of Emerald Parkway and Cardinal Place, directly across from the intersection of
McDevitt Drive. These improvements were constructed during the final quarter of 2008.
Cardinal Health initially executed a Righty of Entry Agreement which served to allow the City to
wwwszacmv enter upon Cardinal Health's land and construct the improvements. It was presumed that
Cardinal Health would thereafter dedicate to the City those property interests that the City
C a l uin b ua required as right -of -way.

Cardinal Health is dedicating a 0.146 acres, more or less, fee simple interest and a 1.145 acres,
more or less, utilities easement to the City.
RECOMMENDATION:
The Law Department recommends approval of Ordinance No. 85 -09 at the second reading /public
hearing on January 11, 2010.
