AN ORDINANCE PROVIDING FOR A CHANGE OF ZONING
OF CERTAIN REAL ESTATE TO THE P.U.D. "PLANNED
0 UNIT DEVELOPMENT" ZONING DISTRICT, KNOWN AS
"HEMINGWAY WEST," A 105.75 ACRE TRACT APPROX-
IMATELY 3,500 FEET WEST Of THE INTERSECTION
OF COFFMAN AND POST ROADS, AND EXTEND I NG NORTH-
WARD FROM POST ROAD APPROXIMATELY 4,500 FEET.
BE IT ORDAINED, by the Council of the Village of Dublin, State of
Ohio, ~ of the elected members concurring:
SECTION I . That the following described real estate (see attach-
ed legal description, marked Exhibit "A") situated in the Village
of Dublin, State of Ohio, shall be and hereby is, rezoned to the
P.U.D. "Planned Unit Development" District and shall be subject
to regulations and procedures contained in Ordinance 21-70, the
V i II age of Dub I in, Ohio, Zoning Code, and amendments thereto.
SECTION 2. The application, -Exhibit "B" (including contiguous
property owners), the location plat, Exhibit "C" and the report
of the Planning and Zoning Commission, Exhibit "D", are all ,n-
corporated into and made an official part of this Ordinance and
said real estate shall be developed and used in accordance there-
with.
U SECTION 4. That this Ordinance shall take effect and be in force
from and after the earliest period allowed by law.

n The Regular meeting of the Dublin Planning and Zoning Commission
'-' Was held on May 8, 1979, at 7: 30 P. M . at the Dublin Muncipal Bu i I d-
ing. Members present were: Mr. Karrer, Mr. Macklin and Mr. Moffitt.
Also present were: Sol i c i tor Mr . Gunner, Planner Mr. Helman and
Engineer Mr. Wolfe.
The minutes of the April 3, 1979 meeting were read and approved.

Proposed rezonin~ of 11.4~~res at Sawmill and Martin Road. 'l
This area was originally proposed to be rezoned C.C. "Community
Commercial" and R-12 "Residential". The applicant requested that
the application be amended to request P.U.D. "Planned Unit Develop-
ment" Zon ing. Aft er it was determined that said request would be
consistent with the Quad Study, Mr. Mack I in moved, seconded by Mr.
Karrer to recommend approval of said zoning request to Council.
A II members present voted in favor of the motion and recommendation.
Discussion on Ordinance requirin~all Underground Ut i lit i es.
Mr. Helman submitted a memo concerning said subject and after it
was read and discussed, it was recommended that Mr. Gunner prepare
an Ordinance, based primarilly on Mr. Helmans suggestions and pre-

Application for P.U.D. rezonin~ for "Hemingway West~
The appl icant fi led. a rezoning request and the Concept and Prel im-
inary Plan for said "Hemingway West". Mr. Helman expressed his
concerns regarding the N.W. Quad Study, road continuity and Open
Space. Mr. Wolfe discussed road widths, future Sanitary Sewer and
Waterline easements and any necessary over-sizing for land to the
west. Mr. Kelly' (the applicant) stated that easements would be
provided. Mr. Moffitt requested that the Final Development Plan
should show engineering plans for Sewer and Water west to Avery
Road. Mr. Rogers of 5930 Post Road expressed his objection to any
proposed Sewer lines through his property. Mr. Mack I in moved,
seconded by Mr. Karrer to recommend approval of said zoning request
to Counc i I. All members present voted in favor of the motion and
recommendat ion.

Final Development - Muirfield Phase 13. .'l

After reviewing the plans, Mr. Helman recommended that no curb I
and gutter be installed on the extension of Memorial Drive but
should be installed on all other Streets. He also commented on
walkways and the intersection of Memorial Drive and S.R. 745.
Mr. Moffitt requested curb returns at Memorial Drive and S.R.
745. Mr. Karrer moved, seconded by Mr. Macklin that this Final
Development Plan be approved. A II members present voted in favor

Discussion on Sidew~lks and the use of "Un i-Stone".
,~ Mr. Helman stated his recommendations on the use of the "Un i-Stone"
product for sidewalks. Mr. Wolfe suggested that the product should
not be used in new subdivisions, but could be used as replacement
for deteriorated walks in the older section of the Village. Mr.
Gunner was requested to write an Ordinance expanding the Architect-
ural Review Boards reviews to include permitting the use of this
product in the Old Dublin area. Copies of said Ordinance shall be
presented to P&Z members for review prior to going to Council.
Discussion on proposed drainage for Waterford Phases 6&7.
Mr. Gerald Galbreath III asked for relief from the M.O.R.P.C. Storm-
water requirements. After much discussion, Mr. Moffitt suggested
that Streets should be used for storage of stormwater. Mr. Wolfe
requested that it be recommended to Council that the M.O.R.P.C.
quidel ines, as adopted by Council, be modified to allow storage of
stormwater in the Streets. All members present voted in favor of
making this recommendation to Council.
Final Plat - "Corbin Mil Is Subdivision.
n After a short discussion, it was moved by Mr. Moffitt, seconded by
Mr. karrer, that this Final Plat be approved subject to the Village
Engineers Final approval. All members present voted in favor of the

State Savings - Compliance with Corridor Development Guidelines.
After a review of the data submitted by State Savings it was recom-
mended by the Planner that approval be given for the facility with
