RECORD OF RESOLUTIONS GOVERNMENT FORMS & SUPPLIES 844-224-3338 FORM NO. 30045 Resolution ili eee Passed in, ACCEPTING A PRELIMINARY PLAT FOR THE SUBDIVISION OF 5660 RINGS ROAD - SHIHAB LAW OFFICE (CASE #22-020PP) WHEREAS, application for approval of the preliminary plat for 5660 Rings Road, has been made under Chapter 152 of the Codified Ordinances of the City of Dublin; and WHEREAS, the Council has considered the recommendation of the Planning and Zoning Commission, the reports of staff, and the subdivision requirements of Chapter 152 of the Codified Ordinances of the City of Dublin, and desires to approve said plats and accept all rights of way, easements, and other interests dedicated to the City therein; NOW, THEREFORE, BE IT RESOLVED by the Council of the City of Dublin, State of Ohio, ___"] __ of the elected members concurring that: Section 1. The City Council hereby approves and accepts the preliminary plat for 5660 Rings Road, attached hereto and incorporated by reference as Exhibit A. Section 2. The City Manager, Law Director, Clerk of Council, and any other required City employee or official are authorized to execute the plat on behalf of the City. Section 3. Hounshell, Planner II Re: Resolution 80-23 – A Resolution Accepting a Preliminary Plat for the Subdivision of 5660 Rings Road - Shihab Law Office (Case #22-020PP) Summary This is a request for acceptance of a Preliminary Plat to subdivide ±2.857 acres for the development of Shihab Law Office. The undeveloped site is located northwest of the intersection of Emerald Parkway and Woerner-Temple Road, and zoned PCD, Thomas Kohler. Process As provided by the Law Director’s Office, when City Council approves preliminary and final plats, the platting process is solely for the subdivision of the properties to identify property lines, establish easements, provide open space dedication, and create public rights-of-way. The site layout, architectural character, and open space designs for the development are part of a separate application process, approved by the required reviewing bodies. Background The Planning and Zoning Commission reviewed an application for a Preliminary Plat and made a recommendation of approval to City Council on September 7, 2023 finding the proposal meets the review criteria. This application was reviewed in conjunction with a Final Development Plan, which the Commission approved. Description The preliminary plat would split the existing lot into 2 separate lots. Per the plans, Lot 1 is 1.82 acres in size and located south of the 2 lots. Lot 2 is 1.037 acres in size and is the northern lot. The applicant, Shihab Law Office, is proposing to develop Lot 1 with this proposal, allowing Lot 2 to be developed in the future. No plans are currently in place to develop Lot 2. The plat identifies the location of a shared access easements for both lots, drainage easements for underground stormwater storage, a 75-foot landscaping and bike path easement along the west property line, and additional building line and easement information.
