A RESOLUTION AUTHORIZING THE CITY MANAGER TO ENTER
INTO A CONTRACT WITH AND EXECUTE A SECOND PHASE
GUARANTEED MAXIMUM PRICE AMENDMENT WITH TURNER
CONSTRUCTION COMPANY, CONSTRUCTION MANAGER AT
RISK, FOR PHASE CONSTRUCTION OF THE RIVERSIDE
CROSSING PARK
WHEREAS, the City of Dublin selected Turner Construction Company, Inc. as
Construction Manager at Risk for the Dublin 6635 Riverside Drive Riverside Crossing
Park:.; and
WHEREAS, Turner Construction Company, Inc. has completed the bidding process
for the second phase of the Project, and based upon these bids, Turner and the City
have agreed upon the GMP — 2 for this phase in the amount of $4,584,566.00.
NOW, TH51EFORE, BE IT RESOLVED by the Council of the City of Dublin, State
of Ohio, of the elected members concurring, that:
Section 1. The Guaranteed Maximum Price negotiated between the City Manager
and Turner Construction Company, Inc. for the second phase of construction in the
amount of $4,,584,566.00 is accepted for the Dublin 6635 Riverside Drive Riverside
Crossing Park.
Section 2. The City Manager is hereby authorized to enter into a construction
agreement with Turner Construction Company, Inc. for said project.
Section 3. This Council further hereby authorizes and directs the Ci Mana er ty g , the
Director of Law, the Director of Finance, the Clerk of Council, or other appropriate
ro riate
officers of the City to prepare and sign all other agreements and instruments and to
take any other actions as may be necessary to implement this Resolution and
complete the Project.
Section 4. This Resolution shall take effect immediately upon passage in accordance
with Section 4.04(a) of the Revised Charter.

Re: Resolution 65-20 - Authorizing the City Manager to Enter Into a Contract with
and Execute a Second Phase Guaranteed Maximum Price Amendment (GMP -
2) with Turner Construction Company, Construction Manager at Risk, for the
construction of the Riverside Crossing Park Project.
Background
Resolution 65-20 authorizes the City Manager to execute a construction agreement amendment
with Turner Construction Co., Inc., as the Construction Manager at Risk, for the 6635 Riverside
Drive, Riverside Crossing Park Construction Project. This agreement establishes the second phase
Guaranteed Maximum Price (GMP - 2) in the amount of $4,584,566.00.
This phase includes the construction of the continuation of the Lower Plaza, Great Lawn Area,
Walking Paths, Respite Seating Areas, Water Feature, Overlooks, and Landscape in and around the
plazas and park. Total construction cost for this phase of the project is in the amount of
$4,102,958.00. The remaining balance of the budgeted amount of $4,500,000.00 includes design
and contingency allocations to the project. Turner Construction Company completed its competitive
bidding process for these items mid-October and work for this phase is planned to begin January of
2021.
Additionally, Turner Construction Company has provided pricing for an alternate bid to include the
West Plaza Stone Wall Fagade, which was approved as part of the 2021 CIP Budget for
$510,000.00 for design, construction and contingency costs. The cost for construction only for this
alternate bid totals $481,608.00. Therefore, this agreement establishes the total construction costs
associated with the second phase GMP -2 in the amount of $4,584,566.00, ($4,102,958.00 +
$481,608.00.)
Attached is a map depicting the work specifically related to GMP -2 as noted above. The map also
illustrates the remaining projects scheduled for 2021 as approved in the CIP Budget for Riverside
Crossing Park that will be bid separately and independent from this contract with Turner.
You will recall the first phase of construction (GMP -1) included the upper plaza, pavilion,
restrooms and portions of the lower plaza. This phase will be substantially completed mid to late
December with continued construction of the water features, seat walls, planters, and portions of
the lower plaza into 2021. Thus far, this portion of the project remains on schedule. Completion of
all of the items in GMP -1 and GMP -2 is anticipated to be late fall, 2021.
Recommendation
Staff has thoroughly reviewed the Guaranteed Maximum Price. Staff recommends approval of this
resolution authorizing the City Manager to enter into a contract with and execute a second phase
Guaranteed Maximum Price Amendment (GMP - 2) and West Plaza Stone Wall Fagade Add
Alternate with Turner Construction Company, Construction Manager at Risk, in the amount of
$4,584,566.00 for the construction of Riverside Crossing Park located at 6635 Riverside Drive.
